Description
Lot 1 Rich Roe is a mixed species plantation, selectively planted for site suitability and wind protection, and has been sensitively managed over the years. Included within the sale is a lovingly looked after Baronette caravan, a brand new, barely used Kayo 150cc quadbike with trailer and Feider ride on lawn mower (the quadbike and lawnmower were purchased for in excess of £5,000). There are also two small polytunnels, used to store a variety of hand tools, and a generator included in the sale.
The woodland was planted some 15 years ago with a mixture of alder, oak, willow, cherry, ash, field maple and maple. Some of the ash has failed due to dieback and is in the process of being removed with plans to replace with a different species. The alder is doing well, growing nice and tall but is out-competing the oak somewhat due to its fast growth characteristics. On the western side of the woodland a strip of mixed conifers were planted around 5 years prior to the main broadleaf plantation, with the sole purpose of creating a windbreak for the latter.
Underneath the trees is a variety of wild grasses, rushes, bramble and even a patch of dogwood. The vendor utilises the ride on mower to beautifully maintain a series of grassy rides, creating access for the quad bike to transport machinery around the woodland.
The woodland is situated on a predominately flat bit of former agricultural land with a very slight gentle slope to the north. There is a shared access track from a gate near the main road, with a right to park a car just inside the gate. Thereafter the track is unsurfaced but a right to upgrade exists. A small section of the track is included in the sale area.

If It Were Mine
I would aim to continue the good management of removing the ash and other failed species, and look to halo thin around some of the oaks to try and encourage them to grow. Upgrading the main track would also be of interest so vehicle access can be enjoyed right up to the woodland boundary.

- From Holsworthy head east out of the town on the A3072 towards Anvil Corner and Brandis Corner.
- After 6 miles along this road, when you pass the Garlands Farm Trekking and Horse Riding Centre on the right hand side, take the next right hand turn signed for Chilla.
- Drive for a little over a mile and on the right hand side you should see a 2 metre high metal gate with a Woods4Sale sign at the roadside entrance and one on the gate post (A on the plan below).
- Please park in front of the gate and await for the landowner to meet you.
Boundaries
- The south boundary is predominately 3 metres from the fenceline but a section between BC is the fenceline (point C is marked on a strainer post).
- The west boundary is 3 metres from the fenceline.
- The north boundary is indicated by a stock fence.
- The east boundary is indicated by a single plain wire.
