Description

Leat Copse lies on the west fringe of Dartmoor at the boundary between field and open moor. The attractive village of Horrabridge is just over a mile to the south and the regional centre of Tavistock is a ten minute drive to the northwest. The A30 near Okehampton is about half an hour away giving ready access up country. Plymouth to the south is also about a half-hour drive.

Taking its name from the leat (man-made stream) that runs through it, the woodland occupies level ground and forms the southern section of a stand-alone wood. It is bounded on its moorland front by a stone wall with scare fencing atop to exclude the moorland grazers. Consequently it combines accessibility with privacy.

The visitor is greeted by a glorious fringe of mature oak and beech behind which is an array of maturing broadleaves of various ages. Beech, cherry, sweet chestnut, birch and ash are all present. There is also a generous area of young oak and hazel near the centre of the wood planted about 15 years ago. Two groves of mature conifers (Norway spruce and Western Hemlock) add a splash of winter colour. There is plenty of regeneration which should negate the need for costly restocking as and when some of the mature stems are felled. The woodland floor supports a range of wild flowers including swathes of bluebells across much of the wood.

Birdsong was echoing round the wood when we visited, with thrushes, chaffinches, robins and tits all in full voice. We also saw buzzards and kestrels in the skies above and suspect sparrowhawks are resident. The vendor’s remote camera has caught a number of woodland residents including the image of the fox in the photo gallery. Patient watching will be well rewarded.

Access is taken via a field gate off the minor county road that runs along the eastern side of the woodland. This connects to an unsurfaced track running down the east and southern boundaries from where easy access is gained to the rest of the wood thanks to smooth level terrain.

Leat Copse contains almost every conceivable element you could want in an amenity wood. Own it, steward it and enjoy it!


If It Were Mine

The large canvas awning at the west side of the wood (included in the sale) makes an excellent locus for woodland recreation. Leat Copse as a whole is an ideal amenity woodland combining its own appeal with the wider landscape of Dartmoor.

A few canopy gaps created by the recent felling of some larch stems invites restocking with native broadleaves and a few fruiting shrubs for the birds. The maturing stems in the southern part could be thinned and the young oaks in the centre would benefit from formative pruning.

Directions & Access

  • Head east out of Tavistock on the B3357.
  • After 1½ miles turn right at the crossroads immediately before a white cottage onto the minor road signed for Langstone Manor camp site.
  • After 0.8 mile go over the staggered crossroads, signed for Horrabridge.
  • Continue south for 1.2 miles and you will see Leat Copse on your right immediately adjacent to the road behind a stone wall with a Woods4Sale sign near the entrance gate (point A on the plan below). 
  • There is a parking area on the other side of the road from the wood.
  • Climb the gate at the hinge end, and Leat Copse is then to your left.

Boundaries

  • The north boundary (BC) is an earth bund marked periodically by blue-topped posts.
  • The dog-leg (BF) is also marked by blue-topped posts.  
  • The west and south boundaries (CD and DE) are stone-faced earth bunds just inside the field-edge stock fences.
  • The east boundary (EF) is the roadside wall.

The sporting rights are owned and included in the sale. They are not let.

The mineral rights are owned and included in the sale except as reserved by statute.


Rights Of Way

  • There is a right of way at all times for all purposes over the route AF.
  • A shared maintenance clause covers this right of way with liability according to use.
  • There are no public rights of way in the wood.

Fencing Liabilities

There are no known fencing obligations.


Other Liabilities

About 20 diseased larch stems have recently been felled in fulfilment of a Statutory Plant Health Notice. The larch timber can only be removed from the wood with the consent of the Forestry Commission. It can however provide an abundance of fuel for the campfire.

Third Party Rights

A conveyance from 1929 grants rights to others to enter and clean the leat (stream). This document also contains a covenant to contribute to the cost of maintaining the leat from Wear Head to Grimstone. The current and previous owners have never been asked to contribute.

A verbal right was granted to Monkswell Farm adjacent to extract water from the leat.
