Description

Wallis Wood lies on the west side of a shallow Cornish valley about three miles south of Liskeard and ½ mile south of the village of St Keyne. The A38 at Liskeard gives easy access to Plymouth which is 20 miles to the east, while the attractive coastal resort of Looe is just six miles to the south.

The wood enjoys a sheltered easterly aspect looking across the valley to other woodland and fields. Unlike some Cornish valleys, this one has a light feel with an open aspect. The wood itself lies on intermediate slopes. The upper west side backs onto gently undulating fields above and the lower east edge is bounded by the public road below, whilst the shorter northern boundary fronts an attractive stream.

The larger part of the wood is populated by a well-managed stand of production-phase Douglas fir which we believe dates from the 1970s. The stems are clean and of good form holding the promise of some quality saw logs, with some stem diameters in excess of 40 cm.

The lower north, east and south sides of the wood are extensively fringed by substantial full-canopy hardwoods including beech, oak and the occasional ash. Within this matrix there are also minor elements of birch, sycamore, rowan, cherry and sweet chestnut. The shrub layer is dominated by hazel along with a smattering of holly, hawthorn and blackthorn. Beneath this the woodland floor is generally clear of entangling vegetation with a range of ferns and a variety of woodland flowers including bluebell, wood sage, foxglove, yellow pimpernel and honeysuckle.

There is a well-established track encircling the bulk of the conifer area. Though steep in parts it gives effective access to the larger part of the property for inspection and harvesting. It also provides a charming route for walking.

Access is excellent across a short length of tarmac which leads directly into a shallow quarry which will provide plenty of parking and with some work could be a useful area for timber stacking or small-scale on-site processing.

Wallis Wood is a tidy self-contained property combining commercial and amenity elements in a most attractive location.

The woodsman will recognise the value of the timber in the Douglas fir stems and the quarry has potential for small-scale timber processing. Wallis Wood is an ideal location from which to explore the south Cornish countryside and coast.

You are extremely unlikely to get residential planning permission for this woodland.


Directions & Access

  • Head south out of Liskeard on the B3254 for 2¾ miles to the village of St Keyne.
  • Leaving the village at a sharp right hand bend, continue south on the B3254 down the hill for exactly half a mile, crossing a small stream at the bottom.
  • Turn first right at the end of the low stone parapet wall (point A on the plan below).
  • The parking area for the wood is then immediately on your left in a shallow quarry which links directly to the woodland rides.

Boundaries

  • The west boundary (BCDE) is defined by a stock fence (mostly adjacent to fields).
  • The north boundary (EF) is the south edge of the stream.
  • The northeast boundary (AF) is to the southwest side of the public road.
  • The east boundary (AB) is the west side of the public road.

Sporting Rights

The sporting rights are included in the sale. They are not let.


Mineral Rights

The mineral rights are reserved to a previous owner.


Rights Of Way

  • Access to the wood can be taken direct from the public highway.
  • A right of way is reserved to a neighbouring property for all purposes at all times over the route EF.
  • Maintenance of shared tracks is believed to be according to use.
  • There are no known public footpaths.

Fencing Liabilities

  • The owner is responsible for fencing between C and D.
  • There are no other fencing obligations.

Restrictive Covenants

A number of restrictive covenants were imposed by a previous owner, preventing camping, the erection of buildings and dumping. This is in order to maintain the property as woodland or amenity land.
