Description
Deadlock Wood is part of a larger recently felled woodland found in a peaceful rural location in North Devon. Access is through a locked gate via a succession of narrow roads and stone tracks.
Located over fairly level, fertile and flinty soils, the wood is regenerating well with silver birch, holly, sycamore, ash and the occasional oak. There has been some sporadic replanting of oak, hazel and holly in groups of 10-20 or so stems in tree shelters. For the most part, the ground cover mostly comprises bracken, blackberry, gorse and wild grasses. Where space allows, wildflowers such as cowslip and primrose are in evidence. A new custodian could sew more wildflowers and further enhance the prolific bug life already here. The area is frequented by both red and roe deer, foxes, badger and an array of harmonious songsters. Skylark and buzzard are regular visitors. Squirrels can also be seen scrambling amongst the mature trees that flank the edges of the wood.
Agricultural land lies beyond both the southeast and northwest boundaries. The River Taw can also just about be seen from the northwestern boundary, perhaps making this a pleasant spot to camp and stargaze on a clear summer night.
This young woodland presents a fantastic opportunity in this early stage for a weekend forester to shape and determine its future, be it a small-scale commercial forestry or amenity and recreation strategy, or perhaps combining the two.
If It Were Mine
Planting Douglas fir here would be very high on my priorities list; these magnificent trees would leave an impressive legacy if looked after. Sleeping under the stars on a warm summer night is too tantalizing - I’d strim an area for this. Perhaps one of the birch could provide a modest top up of logs for the hearth at home.

You are extremely unlikely to get residential planning permission for this woodland.
Directions & Access
- From The Rising Sun Hotel in the centre of Umberleigh village (on the A377), cross the bridge over the River Taw towards South Molton.
- Immediately after, turn right towards Warkleigh passing the post office on the left and over the level crossing shortly after.
- Continue along the single carriageway road flowing signposts to Warkleigh keeping the River Taw on your right and passing over a small stone bridge.
- After 2.2 miles you will arrive at a turning on the right signed for Park Farm and Cleeve Copse.
- Continue along this narrow road known as Park Lane passing white buildings and farm with a barn on the left just after.
- After 600 metres you will arrive at tall black steel residential gates ahead of you.
- Take the fork right down along the stone track (point W on the plan below) (please take care driving along this part of the track if driving a vehicle with lower ground clearance).
- Continue along the track crossing over the ford with the wooden footbridge on the left and passing a bamboo bush shortly after.
- After 160 metres the track turns 90 degrees left (point X), continue ahead along the track towards the conifer woodland.
- After 80 metres you will arrive at a locked wooden gate with our Woods4Sale sign attached (point A).
- Please park in a safe place taking care not to obstruct the track or any access.
- Climb over the gate (sorry we do not provide keys for viewings) and continue along the track and then out of the woodland.
- After 195 metres you will emerge from the trees and into the recently planted area, indicated by an earth bank either side and yellow paint on wooden posts and trees (point B) this is the start of the woodland on either side of the track.
Boundaries
- The northeastern boundary follows an earth bank indicated by yellow paint on occasional wooden posts and trees.
- The southern boundary is the centre of the seasonal stream, indicated by pink paint on occasional wooden posts.
- The northwestern boundary is the top of an earth bank with another track and fields beyond.
- The southeastern boundary is the top of an earth bank with fields beyond.

The sporting rights are owned and included in the sale. They are not let.

The mineral rights are owned and included in the sale except as reserved by statute.

- There is a right of way granted at all times and for all purposes over the route WXAB.
