Bower Wood is an Ancient Woodland situated on the western slope of the wider Banwell woods and lies on deep brown earth soils with flint dotted through in places. Records show that this area has been wooded since the 1600s, and whilst there are no trees dating from that time, there are certainly some in excess of 100 years old.
Found growing on the slopes are mostly pedunculate oak, the occasional beech, ash, larch and hazel too. The undergrowth, particularly in the springtime, is flush with wildflowers such as bluebells, wild garlic, the occasional clump of wild daffodils, and a variety of other plants like old man’s beard, wood anemones, ferns and mosses too.
Banwell Wood encircles what is believed to be an old hilltop fort, now an agricultural field used for occasional grazing of cows. Wide ranging views can be seen from between the branches of the trees in Bower Wood out towards the coastline and Weston Super Mare. With a little manipulation of the canopy, this could make a great place to put a bench and sit and enjoy the view.
Access is off the road and through a set of double gates, along a hard stone track suitable for most vehicles. There is a small area just off the main track on the western boundary that could be used to park a car or stack some timber.
If It Were Mine
This is an ideal woodland to produce some firewood for the home. Some of the ash, beech and hazel could be felled and these would make good firewood. The woodland is mostly sloping, but levels off towards the fenced eastern boundary with the agricultural field beyond - this could be an ideal place to pitch a tent and spend a few nights camping in the countryside.

Residential Planning Permission
You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access
- From Banwell village, head east on the A368 towards Sandford.
- After approximately half a mile, you will see a layby on the right-hand side with a double wooden gate set back and Wood4Sale signs (point A on the plan below).
- Please park safely in front of one of the gates, ensuring there is clear vehicular access through the other for key holders (sorry we do not provide keys for viewings).
- Climb the gate and turn immediately right, continue along the track for approximately 500 metres until you see a set of green painted posts on the left and right (point B). This is the start of the woodland.
- The east and west boundaries are the edge of the woodland indicated by stock fencing with fields beyond.
- The north boundary is indicated by green paint on trees and posts.
- The south boundary is indicated by blue paint on trees and posts.
The sporting rights are owned and included in the sale. They are not let.
The mineral rights are owned and included in the sale except as reserved by statute.
Rights Of Way
- There is a right of way granted at all times and for all purposes over the route AB.
- A right of way is reserved over the route BC for the benefit of the woodland beyond.
- A right is reserved to others to access and repair the water pipe that runs through the woodland (XYZ).
- A maintenance clause covers all the shared rights of way with liability according to use.
- There are no public rights of way in this woodland.
There are no known fencing obligations.
Tree Preservation Order
The woodland is subject to a Tree Preservation Order (TPO). This does not prevent appropriate tree felling. However, the agreement of the local Tree Officer must be obtained in advance.
