Description
Avona Wood is a wonderful opportunity to purchase a piece of Ancient Woodland on the western slopes of Banwell Woods in North Somerset. This mixed broadleaf woodland lies on soils of flint and deep brown earth and in springtime is covered in bluebells followed by wild garlic which is a truly magnificent and rare sight.
Mature oak and ash tower over younger ash, hazel, sycamore, holly and the occasional hawthorn. At the top of the woodland near the boundary with the agricultural field, there is a relatively flat area, a lovely place to sit and look out towards the coast which is almost in view on clear days.
Roe (and likely muntjac) deer are present in the woodland in relatively low numbers but have been spotted at dawn and dusk. Grey squirrels, foxes and the occasional badger are also regularly seen as well as a myriad of songbirds frequently heard!
To the east is an agricultural field occasionally used for grazing cows which is believed to be the site of an old hilltop fort, but not much has been found to corroborate this. There are however numerous local references to this and you can certainly see why this would be an ideal location for a fort due to its wide ranging and nearly 360 degree vantage.
Access is off the A368 from Banwell to Sandford and along a high quality stoned track that takes you right up to the woodland edge. There is a small area just off the track that would be a great place to stack some firewood or to park a car when visiting the woodland.
All in all, this is a wonderful woodland that is a delight to be in, whatever the season. The eastern edge offers the possibility of some wild camping with fantastic views not to be missed, and there are some quality trees growing in the woodland for the budding woodsperson or avid conservationist.
If It Were Mine
Cutting in a small footpath diagonally up the face of the slope will allow easier access to the eastern edge, and this would be a great place for a bench to enjoy the views from the woodland, or as a small wild camping site for the family to enjoy during the warm summer months.
The woodland itself does not need any immediate management but would benefit from a small number of the ash and hazel being removed to allow space for the remaining trees to grow up.

Directions & Access
- From Banwell village, head east on the A368 towards Sandford.
- After approximately half a mile, you will see a layby on the right-hand side with a double wooden gate set back and Wood4Sale signs (point A on the plan below).
- Please park safely in front of one of the gates, ensuring there is clear vehicular access through the other for key holders (sorry we do not provide keys for viewings).
- Climb the gate and turn immediately right, continue along the track for approximately 300 metres until you see a set of yellow painted posts on the left and right (point B).
- This is the start of the woodland.
Boundaries
- The east and west boundaries are the edge of the woodland indicated by stock fencing with fields beyond.
- The north boundary is indicated by yellow paint on trees and posts.
- The south boundary is indicated by orange paint on trees and posts.
Sporting Rights
The sporting rights are owned and included in the sale. They are not let.
Mineral Rights
The mineral rights are owned and included in the sale except as reserved by statute.
Rights Of Way
- There is a right of way granted at all times and for all purposes over the route AB.
- A right of way is reserved over the route BC for the benefit of the woodland beyond.
- A right is reserved to others to access and repair the water pipe that runs through the woodland as indicated on the plan near to B and C.
- A maintenance clause covers all the shared rights of way with liability according to use.
- There are no public rights of way in this woodland.

Tree Preservation Order
The woodland is subject to a Tree Preservation Order (TPO). This does not prevent appropriate tree felling. However, the agreement of the local Tree Officer must be obtained in advance.
