Description

Leah Wood can be found along a private and secure stone track and is surrounded by agricultural fields and other woodland. Apart from the lowing of the cows that occasionally occupy the fields, the woodland is very secluded and a lovely place to get away from it all. The woodland is made up of a variety of mature trees, young saplings, hazel coppice and open spaces that are filled with a variety of ground vegetation throughout the seasons.

The mix of tree species is heavily dominated by broadleaves such as beech and oak, but there is also silver birch, hazel, sycamore, willow and hawthorn with the occasional holly shrub. The north and east boundaries have some very large beech and oak trees which are quite special. The ground flora within the woodland consist of an array of wildflowers, ferns, grasses and mosses. Of note our forester was able to identify bluebells, wild garlic, wild campion, wood sanicle, yellow pimpernel and wood speedwell. If a coppice regime was introduced to the hazel, this would create seasonal open spaces that would encourage more of these wildflowers to flourish.

Whilst there is evidence of recent management to tidy the woodland, prior to that it was left to nature and consequently has attracted a significant number of woodland creatures. Signs of roe deer have been noted, along with badgers and foxes and there is a number of songbirds as well as a few pairs of buzzards frequently seen and heard in the woodland.

Whilst Leah Wood is secluded and other than the animals and birds and perhaps the odd tractor, you barely get any noise pollution, the woodland is easily accessible. South Molton is a mere 10 miles away, Tiverton is around 20 minutes drive and thereafter the M5 is a short drive further.


If It Were Mine

Towards the north east corner, there are some hazel and other young saplings, which is where I would start a coppice regime with the hazel. This will do three things; provide some ready firewood; open up space for wildflowers to grow and create an open space to pitch a tent.

Some of the trees near the stream on the northern boundary could be felled as they have not amounted to much, this would create a nice vista down to the stream and views out over the grassy field to the north.

Directions & Access

  • From Witheridge, proceed out of the village passing Mole Valley Farmers on the left and continue northwest on the B3137 towards South Molton.
  • After 3.2 miles, turn left at the crossroads sign posted to Chulmleigh and Chawleigh.
  • Continue along the single lane road for half a mile to a second crossroads with a cream bungalow and wooden fence ahead.
  • Continue over the crossroads towards Chulmleigh and Chawleigh along the single-track road for 1 mile and you will see our Wood4Sale sign on a telegraph pole on the left, and a double wooden gate opposite on the right (point X on the plan below).
  • Please park in a suitable safe place off the road not obstructing the gates or through traffic. Sorry we do not provide the code or keys for viewing (please note, buyers will have full vehicular access into the wood upon completion).
  • Climb the timber gate (or walk around it) and continue down the stoned track for approximately 650 metres, passing agricultural fields on the left and right climbing 6 gates on the way.
  • You will ultimately reach a metal padlocked gate on the edge of the woodland (point A) with a Woods4Sale sign attached.
  • Climb this gate and continue along the forest track for approximately 75 metres until your reach a blue painted post on the right hand side. This is the start of Leah Wood.

Boundaries

  • The east boundary is indicated by wooden posts and trees marked with blue paint.
  • The west boundary is indicated by wooden posts and trees marked with orange paint.
  • The south boundary is the northern edge of the track indicated by green paint on wooden posts that may be offset by a short distance.
  • The northern boundary is the inside earth bank of the meandering stream.
