Ferny Wood is located towards the southwest corner of wider and peaceful woodland in rural Devon, 18 miles south of Exmoor National Park.   

Standing on gentle slopes on lush loam over clay soils, the woodland comprises a canopy of majestic beech and oak, with a number of vigorous birch and occasional sweet chestnut just beneath (this would make good firewood using the convenient Forestry Commission thinning licence). There is a strong shrub layer of hazel coppice, holly and establishing beech regeneration, a common trait for this shade tolerant species. Additionally, an area of promising looking oak regeneration occupies the southwest of the copse where the canopy is less dense. An attractive variety of ferns, grasses and flora carpet the ground layer; bluebell, scaly male-fern, honeysuckle, wood anemone, fox glove and creeping soft-grass are common species to be found.

Both the south and southwest boundaries have large earth bunds that look out to rural Devon, whilst providing a pleasant sense of privacy. There are a number of soft grassy locations among the tree stems that would make superb overnight settings if strimmed by a new owner. Towards the southeast, an old wooden stalking highchair attached to a large oak makes an ideal spot to sit quietly and observe roaming deer.            

Populations of fauna often visit this serene wood including roe deer, badger, water shrew, little owl, rook, skylark and a multitude of tuneful songbirds. The call of buzzard is also often heard, a species known to breed within woodland.  

Ferny Wood offers abundant recreational opportunities and lies at the end of a good hard surfaced track, navigable with a 2WD car.

If It Were Mine

I would certainly take advantage of the secluded grassy area in the far southwest corner of the wood, flanked on two sides by earth bunds. I would firstly strim this area, then clear a small space for barbequing. I would also yield some birch firewood for the winter.

Directions & Access

  • From Witheridge, proceed out of the village passing Mole Valley Farmers on the left and continue northwest on the B3137 towards South Molton.
  • After 3.2 miles, turn left at the crossroads sign posted to Chulmleigh and Chawleigh.
  • Continue along the single lane road for half a mile to a second crossroads with a cream bungalow and wooden fence ahead.
  • Continue over the crossroads towards Chulmleigh and Chawleigh along the single-track road for 1 mile and you will see our Wood4Sale sign on a telegraph pole on the left, and a double wooden gate opposite on the right (point X on the plan below).  
  • Please park in a suitable safe place off the road not obstructing the gates or through traffic. Sorry we do not provide the code or keys for viewing. (Please note, buyers will have full vehicular access into the wood upon completion).
  • Climb the gates and continue north along the forest track for 285 metres. Climb over the first and second steel gates in the field.
  • Continue north on the new stone track for 110 metres and climb over two further steel gates, where the track crosses over a rough farm track.
  • Continue north down the track keeping the new fence on the left for 185 metres and climb the steel gate.
  • Continue down the track for 95 metres and climb the steel gate with the Wood4Sale sign attached, entering the wider woodland (point A).
  • Proceed along the forest track passing a pond on the right and crossing over two streams with earth bunds either side.
  • After 620 metres, you will arrive at the woodland on the right, indicated by a short wooden post with green and red paint, this is where the woodland begins (point B).


  • The northeast boundary is indicated by wooden posts and trees painted red.
  • The southeast boundary is indicated by wooden posts with green paint just set back from the edge of the track and the wooden gate post with green paint.
  • The south boundary is the earth bund with fields beyond.
  • The southwest boundary is the earth bund with fields and further woodland beyond.

The sporting rights are owned and included in the sale. They are not let.

The mineral rights are owned and included in the sale except as reserved by statute.

Rights Of Way

  • There is a right of way granted for all times and all purposes over the route XABC on the plan below.
  • A right of way is reserved over the route CD for the previous owner to occasionally walk.
  • A shard maintenance clause covers all the rights of way with liability according to use.
  • There are no public rights of way in this woodland.
