Description
Set amongst rolling Carmarthenshire hills, Louisa Wood is a recently planted hilltop, sloping gently down to a meandering stream that forms part of the northern border. The highlight of this woodland has to be the panoramic views from the top that offer a 360 degree view of the surrounding countryside. Coupled with the secluded location, this results in a wonderful woodland with plenty of scope for the new owners.
The woodland was planted just over 10 years ago and consists of a mix of pedunculate oak, silver birch and wild cherry on the hilltops and as you walk down towards the stream, the planting mix favours alder due to the slightly wetter soils that are found in this area. In the general mix you will find field maple, hawthorn and rowan. On the old field boundaries there are a number of exceptionally mature ash, oak and sycamore, along with clumps of hazel, hawthorn and holly.
Vehicle access is along a stoned track from the public highway, and although the last 100 metres are somewhat narrow, it was repaired in 2023, meaning full vehicle access is possible. Within the woodland there are numerous paths that have been mowed on a regular basis that allow full access throughout.
The vegetation between the trees is a mixture of wild grasses, unsurprising perhaps considering the previous agricultural use of the land. There is Himalayan balsam by the streamside, and it has recently been mown to control its spread.
The woodland was planted under the Glastir Woodland Creation grant and an annual payment of £3,009 has been secured and will last until 2027. This will be transferred to the new owner who will be required to continue the Terms and Conditions of the Glastir agreement.
This woodland is being offered to the market as a whole but the vendor may consider selling a part of the woodland subject to agreement.
If It Were Mine
Taking advantage of the annual payments, this would be used to help maintain the internal rides and keep the Himalayan balsam at bay for the next few years until the payments cease. As part of this, I would look to carry out an alternate cutting of the rides to allow wildflowers to grow. The views out north are gorgeous, and enjoying these in the summer months is a must.
I would look into obtaining the appropriate permissions to site a container or structure of some kind to store tools and machinery, and ultimately look forward to enjoying long summer days in a beautiful location.

You are extremely unlikely to get residential planning permission for this woodland.
Directions & Access
- From Carmarthen drive west on the A40, after around 1 mile from the large roundabout, come off the slip road, left, signposted for Johnstown, Llansteffan.
- The road doubles back on itself and becomes Llansteffan Road and crosses back over the A40 north.
- After 1 mile, you will reach a staggered junction, with traffic lights, proceed north on Job’s Well Road. After 1 mile this becomes Hoel Pentrehydd.
- Approximately 2 miles further on, you will reach a crossroads (with Llysonnen Road).
- Proceed straight over.
- Just after the farmhouse on the right-hand side, the road becomes a stoned track.
- Continue down the track for around 350 metres, and you will see a Woods4Sale sign, then a short track leading up to a metal gate and a second Woods4Sale sign (point A on the plan below). Please park here to access the woodland.
Boundaries
The majority of the boundaries are believed to be historic agricultural fields apart from a section of the northern boundary which is believed to be the stream’s edge.
