Description
Coed Cynon occupies a near-level site in a private location within a larger gated woodland, lying on the south flank of a broad hill in the heart of the Ceredigion countryside. Local services are available at Ffostrasol two miles away. The main A487 coast road is 3 miles to the north giving access to the pretty coastal towns of Aberaeron (10 miles to the northeast) and Cardigan (13 miles to the southwest).
The majority of the wood is populated by maturing spruce which is approaching production phase. Scattered through the spruce are elements of lodgepole pine, while the edges of the wood support pockets of younger broadleaves including oak, birch and rowan. Towards the southwest corner there is an attractive area of semi-open ground with scattered broadleaves which could be developed into a most attractive amenity area with commanding views to the south.
The wood is served by a substantial hard track capable of supporting timber extraction, but also accessible by car. This leads to a hard track within the sale area on its northwest side which promises excellent access for future management. A private footpath meanders round the wood aiding inspection and access to the southeast side of the property.
If It Were Mine
I’d process the few blown stems on the exposed northeast edge (the result of last winter’s storms). This would keep my log store well supplied. I’d also want to clear overgrowing vegetation from the tracks. Looking forward, the conifers will provide significant volumes of timber as they approach maturity.
In the interim there’s the promise of quiet enjoyment, especially in the more open parts where I’d be tempted to level out an area for camping and BBQs, taking advantage of the lovely southerly views.

Residential Planning Permission
You are extremely unlikely to get residential planning permission for this woodland.
Directions & Access
- The village of Plwmp is 9 miles southwest of Aberaeron on the A487.
- From Plwmp head south on the minor road signed for Ffostrasol.
- After 2½ miles turn right onto a single-track road heading west.
- After 0.7 mile keep straight on (ie do not follow the road downhill to your left).
- A further ¼ mile brings you to a sharp left bend and the access gate on your right (A on the plan).
- Please park clear of the access and continue on foot.
- Walk up the track for 300 metres to a second gate (B) with a Red Rock management sign.
- Continue on the track straight ahead for 370 metres to a five-way track junction and the north corner of Coed Cynon (C).
NOTE: The main vehicular access to Coed Cynon is from the east (YC on the plan). Keys to the locked gate at Y would be given to the purchaser on completion.
Boundaries
- The northwest boundary (FC) is the northwest side of the track indicated by blue-topped posts.
- The northeast boundary (CD) is the southwest side of the track indicated by red-topped posts.
- The southeast and southwest boundaries (DE and EF) are the field edges.
