Description
Wagmire Wood forms part of a larger woodland in the High Weald Area of Outstanding Natural Beauty in rural East Sussex and is situated a short distance from Broad Oak village. Access is through a locked gate and along a track.
Located over gently sloping loamy clay soils, the woodland’s lofty canopy mainly comprises majestic standards of oak, sweet chestnut, hornbeam, birch, ash and sporadic cherry, providing a new owner with lots of options for a stock of logs for the home hearth. Within the shrub below there is hazel coppice, hawthorn, holly and younger birch stems. Additionally, there are areas with sweet chestnut stools now roughly at thicket stage, which could be earmarked for a fuel source in years to come. During warmer months the ground layer is brought to life with Ancient Woodland indicators such as bluebell, wood anemone, primrose and fragrant climbing honeysuckle, all savoured by our essential pollinators. Fern is also plentiful - both eagle fern and hard fern are a common sight.
Flanking the western boundary is a gentle seasonal stream providing nourishment for wildlife. There are many good spots throughout the woodland that would be perfect for camping, along with places to mill timber on-site if desired.
The mammal population includes deer (roe, muntjac and fallow) badger, hare, wood mouse and fox. Owl, buzzard, skylark, green woodpecker, lesser redpoll and numerous songsters have also been identified.
If It Were Mine
Hanging a hammock between two sturdy trees, reading a book and quietly observing woodland life sounds like a good plan! With the density of the undergrowth, there is plenty of firewood to harvest. I might consider selecting an oak for some projects such as a bench, fence posts and maybe even a tabletop.

Residential Planning Permission
You are extremely unlikely to get residential planning permission for this woodland.
Directions & Access
- From the crossroads at Broad Oak, travel north on the A28 (Northiam Road) towards Tenterden passing the fire station on the left.
- After 500 metres as the road bears left, turn right onto Furnace Lane.
- Continue along Furnace Lane passing over a pair of small bridges with white posts either side, following signs towards Beckley, Northiam and Peasmarsh.
- After 1.9 miles you will go past a discrete woodland entrance and new wooden gate set back on the left and a Woods4Sale sign with a green X below.
- Continue for a further 240 metre until you arrive at a large woodland entrance with an old wooden gate and some fencing either side (point X on the plan below).
- Please park in a safe place not obstructing any access nor the road.
- Climb over the gate (sorry, we do not provide keys for viewings) and continue down the track, forking left after 170 metres (point Y).
- Continue along the track passing a block of western hemlock conifer on the left, and after 350 metres you will arrive at Wagmire Wood on the left (point A) indicated by white paint on trees and a wooden post, along with our Woods4Sale sign just beyond.
Boundaries
- The northeastern boundary AB is the outside edge of the track, BCD is indicated by red paint on occasional wooden posts and trees.
- The western boundary DE is the eastern bank of the stream.
- The southwestern boundary EF is indicated by a dilapidated wire fence, FG is indicated by blue paint on wooden posts, GH is indicated by a dilapidated wire fence.
- The southeastern boundary HA is indicated by white paint on occasional wooden posts and trees.
