Description
Located in a semi-suburban area northwest of Wokingham, Salters Wood is accessed off a relatively quiet residential road, known as Simons Lane in Berkshire.
Established over flat loamy clay soils, the mature canopy has a range of broadleaves comprising oak, sweet chestnut, birch, ash, beech, hornbeam and sycamore. In the shrub layer below, you will find hazel coppice, ample regeneration of ash sycamore, beech and birch, alongside large groves of holly and laurel that create natural screening. Some of the larger stemmed holly would make excellent slow burning logs if properly seasoned. Floral ground dwellers and climbers appear within the woodland during warmer times of the year - wood anemones, common dog violet, bluebell, primrose and honeysuckle can all be found here.
Located in the far west corner is a seasonal pond well concealed by holly; a new custodian might consider clearing a path around it. Open grassland views are also enjoyed from the northwestern boundary.
Mammals spotted here include muntjac and roe deer, badger, hedgehog, fox, hare, and wood mouse. The feathered population includes chaffinch, owl, green woodpecker, blackcap, robin and numerous harmonious songsters.
If It Were Mine
I might consider selecting one of the oaks for a domestic carpentry project and perhaps some fuel. I could place a bench or two in one of the more secluded areas to sit on with a glass of something chilled on a summers evening reading a book.

You are extremely unlikely to get residential planning permission for this woodland.
Directions & Access
- From the middle of Wokingham, follow the A329 signposted for the M4 and Reading Station passing the clock belltower on the left.
- Continue along the A329 passing the junction for the local Station (Wokingham) and St Pauls Church just after.
- After 0.5 miles, take the second exit at the roundabout towards the M4, Reading and Winnersh.
- Continue along the A329 passing the Shell garage and a speed camera on the left.
- Shortly after the speed camera, turn left onto Simon’s Lane (leading to Camella Way).
- Continue along Simon’s Lane for 340 metres and the woodland will be on the right (point A on the plan below), indicated by our Woods4Sale sign and a blue triangle below.
- Please park in a suitable, safe place and walk into the woodland (point B).
Boundaries
- The southwestern boundary BC is indicated by some low concrete posts that may be offset by a short distance.
- The northwestern boundary CD is indicated by an earth bund with occasional red paint on trees with a strip of scrubland, dilapidated fence and fields beyond, DE is indicated by an earth bund with fields beyond, EF is indicated by a panel fence.
- The northeastern boundary FG is indicated by a chain-link fence, GA is indicated by a panel fence.
- The southeastern boundary AB is indicated by an earth bund with the verge and council road beyond.

The sporting rights are owned and included in the sale. They are not let.

Rights Of Way
- The woodland is made up of two parts and a public right of way runs through the gap in between (approximately XY).
- There is a public footpath along the western boundary (approximately BC).
- Salters Wood is designated as ‘open access land’ under the Community Rights of Way Act 2020.
