Situated in pastoral West Sussex amidst the South Downs National Park, Sukey’s Wood shapes part of a wider Ancient Woodland and is accessed through a series of locked gates and tracks.

Located over south facing gentle slopes among loamy and clayey soils, the mature canopy comprises a blend of oak standards, sweet chestnut, beech, birch, cherry and ash; careful coppicing of some of the ash over the years could now yield a modest stock of firewood. Within the shrub layer there is hazel coppice, holly groves, field maple and emerging ash regeneration.  In the warmer months, colourful ground flora adding a splash of colour include bluebell, snowdrop, primrose, wood anemone and fragrant honeysuckle.

Towards the middle of the woodland are a number of level areas that could be used for occasional camping - perhaps in a bell tent, accompanied by a responsible campfire. Wonderful far-reaching vistas can be enjoyed from both the southern and western boundaries of the woodland - from the latter one might catch a glimpse of Black Down, the highest point in Sussex. 

Making up the feathered population are chaffinch, buzzard, skylark, green woodpecker and a range of acoustic songsters. Mammals that have been spotted in Sukey’s Wood include badger, hare, wood mouse, fox and squirrel.

If It Were Mine

A bench positioned on either the southern or western boundaries would make a delightful spot to sit and take in the views.  I would set up a trail camera or two to observe woodland life after dark.  With an interest in bushcraft, Sukey’s Wood could certainly be the place to hone my skills!

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • From Northchapel, head north along the A283 and after approximately 100 metres there is a turning to some fields with double steel gates set back on the left (point A on the plan below).
  • Please park carefully so access through the gates is not blocked and climb the gates (sorry we do not provide keys for viewings).
  • Once over the first gates you will arrive at a second gate across the track, climb over this gate (not the gate to the right that leads into the paddock) and continue up the track with fenced grassland on either side of you until you enter the woodland (point B).
  • Once within the woodland, continue for 90 metres and take the sharp turning to your left (point C)
  • Continue down the track turning right after 185 metres (point D), passing a steel gate and one of our Wood4Sale signs.
  • Continue along the winding track and after 55 metres you will arrive at a wooden 5 bar gate (point E) with a second Woods4Sale sign ahead, step over the stile to the left of the gate and you will arrive into Sukey’s Wood.


  • The northern boundary for the most part follows a dilapidated and partly broken plain wire and rail fence, indicated by orange paint on occasional wooden posts and trees.
  • The eastern boundary follows a dilapidated plain wire and rail fence, indicated by green paint on occasional wooden posts and trees.
  • The southern boundary is indicated by an earth bund with fields beyond.
  • The western boundary is indicated by an earth bund with a dilapidated barbwire fence and fields beyond.

The sporting rights are owned and included in the sale. They are not let.

The mineral rights are owned and included in the sale except as reserved by statute.

Rights Of Way

  • There is a right of way granted for Sukey's Wood for all times and all purposes over the route ABCDE.
  • There are no public rights of way within this woodland.
  • A maintenance clause covers all the shared rights of way, with liability according to use.
