Waley’s Wood is part of a wider area designated as both Ancient Woodland and a Site of Special Scientific Interest (SSSI). It is situated between Dorking in rural Surrey, and Horsham in West Sussex.

Located over very gently sloping loamy clay soils, the largely mature canopy comprises oak standards along with a layer just below of smaller ash, birch and willow. A new owner could certainly consider enhancing the woodland with a gentle thin of these small stems which would likely result in some residual domestic fuel. Occupying further below is hazel coppice and shrubs that include great wood-rush and bramble. Come warmer times of the year the ground layer is a visual delight with Ancient Woodland indicators - bluebell, wood anemone, primrose and red campion have been identified. Swan’s-neck thyme-moss is also prolific.

A vibrant woodland population includes roe and muntjac deer, badger, fox, shrew, green woodpecker, yellow hammer and sparrowhawk. Many harmonious songbirds provide a delightful soundscape at this serene location.

Waley’s Wood has plenty to offer a new custodian keen on bushcraft, with ample material to hand. A number of areas could also be cleared with ease for overnight adventures.

If It Were Mine

A gentle tidy of the woodland with the removal of some of the poorer trees would be on the list. Perhaps a small lean-to for storing logs would be a practical addition. A steel firepit might be nice to sit around and tell stories befitting a woodland setting!

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • From Horsham, travel north along the A24 to the Clark’s Green Roundabout (about 4½ miles north of Horsham).
  • From this roundabout head continue north on the A24 for 500 metres and take the first turning left onto the B2126 Coles Lane, signed for Ockley.
  • Drive down this road for 800 metres, passing under the railway at Ockley Station, and then turn left into Weare Street.
  • Continue down Weare Street passing a large pond on your left.
  • After 1.3 miles you will arrive at a gated entrance on the right set back off the lane with box hedge and a decorative blue iron gate with pink wagon wheels (point A on the plan below). There is also a green barn behind the hedge.
  • Please park in a suitable safe place off the road not obstructing the entrance or through traffic.
  • Climb over the gate (sorry we do not provide codes for viewings) and continue along the track passing the green barn on the right and a pair of steel gates on the left.
  • Thirty-five metres beyond the barn, turn left (point B).
  • Continue along the track passing a delipidated plastic mesh deer fence on the left.
  • After 115 metres you will arrive at Waley’s Wood on the left, indicated by green paint on a wooden post and our Woods4Sale sign further ahead on a tree.


  • The western boundary is the centre of the track.
  • The eastern boundary is set back a short distance from the council road, with the verge and lane beyond.
  • The northeastern boundary is indicated by green paint on occasional trees and wooden posts.
  • The southwestern boundary is indicated by orange paint on three metal posts.

Sporting Rights

The sporting rights are owned and included in the sale. They are not let.

Mineral Rights

The mineral rights are owned and included in the sale except as reserved by statute.

Rights Of Way

  • There is a right of way granted for all times and for all purposes over the route ABC.
  • A right of way is reserved over the route CD for the benefit of the woodland beyond.
  • There are no public rights of way within this woodland.
  • A maintenance clause covers all the shared rights of way with liability according to use.

Fencing Liabilities

There is a positive fencing covenant on the northeastern boundary, however this does not appear to have been exercised.
