Description

Located a short distance east of the historic town of Uckfield in rural East Sussex, Battleridge Wood forms part of a larger forested area and is accessed through a locked gate and along a stone track suitable for a vehicle all year round. This woodland represents a wonderful opportunity for a weekend forester.

Situated over undulating and occasionally sloping loamy clays, the diverse tree species is made up of a broadleaf element across the woodland including oak standards, sweet chestnut coppice, beech, birch, alder, aspen, walnut, willow and a good number of hornbeam. Amongst the broadleaves in the canopy to the north of the woodland, you will also find a mix of conifer including Norway spruce and Scots pine. A number of the oak standards and Scots pine stems are of good quality and could serve a number of uses should a new custodian wish to select one to mill onsite.

Within the shrub layer below you will find trees including hazel coppice, rowan, hawthorn, buckthorn, pear, apple (both eating and cooking) guelder rose and holly to name a few. Come spring and summer the ground layer is adorned with colourful Ancient Woodland indicators such as bluebells, wood anemones, cowslip, primrose, foxglove and climbing honeysuckle, all relished by our essential pollinators.

Near the centre of the wood are two ponds situated in a large glade, providing a wonderful environment for reptiles and insects - newts, frogs, moths and dragonflies have been identified here. A keen naturalist could no doubt spot many others if sitting quietly observing from one of the benches situated at the edge of the ponds. A forestry shelter north of the ponds with its cosy log burner, offers a place to keep warm and have a hot drink on cold winter days.  The addition of a composting loo not far from the shelter and an established firepit that tend to be on the wish list for many buyers are extra features already in place. With a private feel to the woodland, a network of discreet paths and steps lead to a number of spots that are ideal for overnight stays.

The wood has been used by the vendor to produce firewood for sale, with a longer-term management objective to encourage the chestnut coppice and standards growth – and has devised a management plan to help with this.

Deer (roe, fallow and muntjac) are present and can be observed from one of the higher points of the glade in a sunken observation hide. Other visiting mammals include yellow necked mouse, hedgehog, common pipistrelle and badger whilst long tailed tit, owl, goldfinch, house martin, green woodpecker and numerous harmonious songsters make up the feathered population.  


If It Were Mine

Camping from time to time with friends and family would be high on the agenda, perhaps with a small responsible fire using the firepit. There is ample opportunity for fuel (possibly for amenity and indeed modest commercial benefit) both to keep the burner ticking along in the shelter and for the hearth at home. I would certainly consider continuing with the existing management plan for both amenity and light commercial objectives.

Perhaps a bracing dip in the pond come winter could be a memorable experience!

You are extremely unlikely to get residential planning permission for this woodland.


Directions & Access

  • At the mini roundabout on Buxted High Street just past the train station car park and with The Buxted Inn on your left, take the 3rd exit and follow the sign towards Framfield and Blackboys.
  • Continue along Framfield Road passing the ‘1st Buxted Scout HQ’ cabin on the right, heading southeast and out of the village.
  • After 345 metres, continue straight at the fork junction following the sign for Hadlow Down.
  • After a further 335 metres turn right at a second fork junction and follow the sign for Nan Tucks Lane.
  • After 0.4 miles, continue over the crossroads following the sign for Blackboys.
  • After 0.3 miles, turn right at the T junction onto Pound Lane.
  • Around 70 metres after the junction you will arrive at a pair of brown barrier gates below a power line (point A on the plan below).  
  • Please park in a suitable place not obstructing any gates or traffic.
  • Walk round the gates (sorry, we do not provide access codes for viewings) and continue along the stone track, initially following underneath the power lines. Please note, a new owner will be granted full vehicular access upon completion of the sale.
  • Continue along the track through the wider woodland passing some high deer fencing on the left.
  • After 0.8 miles you will arrive at the southwestern corner of the woodland (point B), indicated by our Woods4Sale board on a tree with a small yellow triangle painted below it.

Boundaries

  • The boundary BC is understood to be 6 metres from the centre of the track.
  • The boundary CDE is understood to be 3 metres from the centre of the track.
  • The boundary EF follows an earth bank and earth bund, indicated by red paint on occasional tress and wooden posts.
  • The boundary FB is understood to be 3 metres from the centre of the track.

The sporting rights are owned and included in the sale. They are not let.

The mineral rights are owned and included in the sale except as reserved by statute.


Rights Of Way

  • There is a right of way granted for Battleridge Wood at all times and for all purposes over the route ABCDE and BF.
  • There is a public bridleway near the southeastern boundary, approximately between FE.
  • A maintenance clause covers all the shared rights of way, with liability according to use.
