Webb Wood is part of a wider woodland lying 5.5 miles southeast of the village of Robertsbridge in rural East Sussex and is accessed via a locked gate and along a track. 

Situated amongst gently sloping loamy clay soils, the canopy includes majestic oak standards, hornbeam, ash, birch and poplar. A new owner could make use of the current Forestry Commission thinning licence to yield some of the hornbeam for fuel for the home hearth. Hazel coppice, hawthorn and the occasional holly can be found in the shrub layer below. During the warmer months, the ground is carpeted with colourful woodland flora - patches of bluebell, wood anemones, primrose, foxglove and wild garlic create a lovely scene. 

Far reaching views are enjoyed from the northern boundary, and a seasonal stream flanks part of the western boundary. Any number of spaces could be cleared to set up a camping area for occasional overnight stays during the summer.

Feathered visitors are known to include green woodpecker, owl, buzzard, greenfinch and countless harmonious songbirds. Muntjac, roe and fallow deer, wood mouse, badger, fox and hare have all been spotted by the patient observer.

Bushcraft activities would work well here; there is a good variety of natural resources to hand. Nights under the stars is a given. Watching deer populations weave through the trees is a wonderful sight - the camera and tripod could well be set up in anticipation!

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • From Hastings, drive north along the A21 passing Claremont Prep School on the right.
  •  After 5 miles turn right at Blackbrooks Garden Centre onto the B2244, sign posted towards Sedlescombe and Hawkhurst.
  •  Continue through the village of Sedlescombe along the B2244 passing Sedlescombe Sawmills and Sedlescombe Organic Vineyard.
  •  After 2.7 miles, continue along the B2244 towards Hawkhurst and Maidstone, passing under a narrow bridge in the hamlet of Cripps Corner.
  •  0.6 miles after the narrow bridge and passing a Woods4Sale sign, there is a woodland access track on the left set back down a slope (point on the plan below), and a blue X on a tree (across the road from a residential driveway with low red brick walls either side).
  •  Please park in a safe place off the road neither obstructing highway traffic nor any access point or the gate into the woodland.
  •  Climb the gate (sorry we do not provide keys for viewings) and continue along the track, passing a fork in the track to the left (point B) and a locked steel gate on the right shortly after.
  •  Continue along the track through the woodland keeping the farmland on the right.
  •  After 225 metres you will arrive at the woodland (point C) on either side of the track, indicated by pink paint on a wooden post.


  • The eastern boundary is indicated by pink paint on occasional wooden posts and trees.
  • The western boundary is in part indicated by yellow paint on occasional wooden posts and trees and the centre of the seasonal stream.
  • The northern boundary is the edge of the woodland indicated by the occasional low earth bund with fence and fields beyond.
  • The southeastern boundary is the outside edge of the track, indicated by green paint on occasional wooden posts that may be offset by a short distance.

The sporting rights are owned and included in the sale. They are not let.

The mineral rights are owned and included in the sale except as reserved by statute.

  • There is a right of way granted for all times and all purposes over the route ABC and BE.
