Description

Forming part of a wider gated woodland, Gummidge Wood is located in rural West Sussex, a short distance from the historical market town of Horsham. Access to the woodland is via a locked gate and along a track. Please note the viewing arrangements for this woodland.

The lofty mature woodland is situated on gently sloping loamy clay soils with a canopy of oak standards (some of which are of superb quality), hornbeam, ash, birch, poplar with a smattering of cherry. Close to the northern boundary are a few Lawson cypress, adding to the nice assortment of species found here. Within the shrub layer below you will find lush hazel coppice, hawthorn and holly with thickets of regenerating ash. Come warmer months of the year, the ground layer brims with colourful flora including bluebells, wood anemones, common dog violet and fragrant honeysuckle as well as clusters of rush.

Interesting topographical undulations towards the north offer some good spots to camp overnight. Far reaching farmland views are also enjoyed from the northern boundary; a hammock hung between the sturdy stems would be a good place to observe wildlife. Feathered companions include hawk, owl, lesser redpoll and many harmonious songsters. A variety of mammals have been spotted including roe and fallow deer, badger, hare and fox to name a few.


If It Were Mine

I would create a few discreet paths throughout the woodland and coppice some of the hazel - this makes a great material for many things including thumb sticks and bean poles. My plans would also include bushcraft, firewood gathering and bird boxes on trees.

Please do not set off to view the wood without calling the office on 01248 364362 as per the viewing arrangements above.

  • From Broadbridge Heath head west towards Guildford on the A281 passing Farlington School on the right and taking the second exit at the roundabout just after, continuing on the A281.
  • After 0.5 miles, keep left at the roundabout taking the first exit towards Guildford (A281), passing a Volvo car dealership on the right.
  • After 0.7 miles, take the second exit toward Guildford continuing along the A281.
  • After 0.6 miles, take the fork off to the right up a private tarmac drive sign posted for Furnace Lakes Carp Fishery (point X on the plan below). THERE IS NO PARKING BEYOND THIS POINT SO PLEASE MAKE SURE YOU HAVE FOLLOWED THE ARRANGEMENTS FOR VIEWING – PHONE THE OFFICE ON 01248 364362.
  • After 130 metres, turn right just before the stone gate posts (point Y).
  • Climb the steel gate at point Z, (sorry we do not supply padlock codes for viewings) and follow the track through the woodland.
  • After 785 metres turn right at a crossroads (point A), indicated by our Woods4Sale sign and two yellow crosses on a tree.
  • Continue east along the track with a chestnut fence on the right soon after.
  • After 220 metres you will arrive at Gummidge Wood on the left of the track (point B), indicated by yellow paint on a wooden post on the left.

Boundaries

  • The western boundary is indicated by yellow paint on occasional wooden posts and trees.
  • The southern and short southeastern boundary is in part the post and rail fence and wire fence on the outside edge of the track.
  • The northern boundary is the top of a tree lined earth bund with fence and fields beyond, indicated by green paint on occasional trees.
  • The eastern boundary is indicated by white paint on occasional wooden posts and trees.

Sporting Rights

The sporting rights are owned and included in the sale. They are not let.


Mineral Rights

The mineral rights are owned and included in the sale except as reserved by statute.


Rights Of Way

  • There is a right of way granted at all times and for all purposes over the route XYZAB.
  • A right of way is reserved over the route BC for the benefit of the woodland beyond.
  • There is a public bridleway between E and D and a public footpath between B and C.
  • A maintenance clause covers all the shared rights of way with liability according to use.

Fencing Liabilities

There are no known fencing obligations.


Third Party Rights

There is a gas pipe along DE and South Eastern Gas Board have the right to access, construct and maintain the pipes at a width of 20 feet and make good any damage.
