Garrison Copse is situated within a larger gated woodland known as Leapingbar Copse, a short distance west of Guildford in semi-rural Surrey and is accessed through a locked gate and along a track.

Designated as a Plantation on Ancient Woodland Site (PAWS), the mature canopy is established over level chalky flint soils and largely includes magnificent beech with a blend of Scots pine. Towards the northwest is an area believed to have been planted in the early 2000s consisting of cherry, elm, Scots pine and larch. There is a mix of mature broadleaves dotted throughout, these include sweet chestnut, oak and birch as well as number of sizable veterans. The north of the woodland is covered by a Forestry Commission thinning licence, giving a new custodian scope to yield a stem of beech for a craft project and some useful winter fuel. In the shrub layer you will find lush holly, younger beech and a patchwork of colourful rhododendron.

During spring and summer a wonderful scene is created over the ground layer with a mosaic of bluebells, primrose, foxglove, and lesser celandine. A number of areas would make lovely family camping locations in warmer months.

Many feathered visitors including little owl, green woodpecker, buzzard, and an array of harmonised songsters enjoy the tranquillity of this location. A variety of woodland creatures including deer - both muntjac and roe, badger, fox, rabbit and field mouse have all been spotted.

There is an Article 4 direction on the wider woodland including Garrison Copse which means that permitted development rights which normally apply for any improvement to, or installation of, gates/fences/walls have been removed and full planning permission should be sought.

If It Were Mine

I would tidy up the loose tree shelters and consider clearing an area to stay overnight. A few birdboxes could be mounted on trees, and perhaps a trail camera strategically placed to observe woodland life. Some logs for the burner would definitely be on the list.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • From Guildford travel west along the A323 towards Aldershot, passing The Cricketers pub and Silvesters Fairlands Garage.
  • After 3 miles turn right at the forked junction with a grass island and bus stop in the middle of it, onto Cobbett Hill Road.
  • Continue along Cobbett Hill Road passing a large gated residential entrance set back on the left and a number of large satellite dishes on the right.
  • After 0.8 miles turn left onto the A324 towards Ash and Aldershot.
  • Continue along the A324 for 0.3 miles to the roundabout, taking the first left for Henley Business Park.
  • Almost immediately after the roundabout you will see a steel gate and our Woods4Sale sign on a tree (point on the plan below).
  • Please park in a suitable safe place neither obstructing the gate nor through traffic (sorry we do not provide keys for viewings).
  • Climb the gate and continue along the track through the Scots pine woodland passing two log bridges on the right.
  • After 495 metres turn right at the T junction (point B) and continue south passing over a drainage ditch and into beech woodland, also passing a turning on the left (point C).
  • After 285 metres you will arrive at the woodland on the left (point D), indicated by a wooden post with green and red paint, along with a wooden ‘Garrison Copse’ sign on a tree beyond.


  • The northern boundary DH is indicated by red paint on occasional wooden posts and trees.
  • The western boundary DE is the outside edge of the track indicated by green paint on occasional short wooden posts that may be off-set by a short distance, the short section EF is indicated by green paint on a wooden post and a fence post. 
  • The southern boundary FG follows a barbed wire fence.
  • The eastern boundary GH is indicated by blue paint on occasional wooden posts and trees.

The sporting rights are owned and included in the sale. They are not let.

The mineral rights are owned and included in the sale except as reserved by statute.

Rights Of Way

  • There is a right of way granted for all times and all purposes over the route ABCD.
  • A right of way is reserved over the route DEF for the benefit of woodlands beyond.
