Kyoto Wood is situated within a wider gated woodland a short distance west of Pease Pottage in rural West Sussex. Half of the wood is classified as Ancient Woodland, signifying there has been continuous tree cover since the 1600s.
Formed over undulating loamy clay soils, its mature canopy consists of majestic oak, beech, ash, cherry, birch, sycamore and Scots pine. Within the shrub layer you will find hawthorn, hazel coppice, holly and occasional colourful rhododendron. A new owner could consider some logs for the hearth making use of the Forestry Commission thinning licence in place. Vibrant ground flora include bluebell, foxglove, primrose, honeysuckle and wood anemone, all welcomed by our vital pollinators during warmer months.
On the western side of the woodland is a mellow meandering stream with some lovely level grassy areas fringing its banks; these spots would make delightful secluded overnight locations. In addition, there is a magnificent mound of rocks with a lovely Scots pine protruding from the top near the stream.
A range of woodland animals including deer - both muntjac and roe - fox, badger, hare and wood mouse have all been spotted within. Many feathered visitors relish the stillness of this area including tawny owl, green woodpecker, coal tit, pied wagtail and countless harmonious songsters.
Kyoto Wood is a magical place to enjoy with family and friends and is accessed along an unsurfaced track.
If It Were Mine
I would think about mowing the grassy banks by the stream for occasional camping and star gazing. A bit of firewood might not go amiss too; perhaps some of the fallen deadwood could serve well on the log burner once seasoned.

You are extremely unlikely to get residential planning permission for this woodland.
Directions & Access
- From junction 11 of the M23, continue towards Pease Pottage along Brighton Road.
- Cross over the first roundabout with the new housing development on the left and take the third exit towards Pease Pottage at the second roundabout.
- Continue through Pease Pottage along Horsham Road passing The Black Swan pub and then the entrance to ‘Lighthouse Systems’ with a low brick wall on the right.
- After 0.6 miles and shortly after ‘Lighthouse Systems’, turn left opposite the entrance to Cottesmore School, sign posted towards Blackhouse Farm.
- Continue along Grouse Road passing the Grouselands Estate entrance and Pear Tree Business Centre.
- After 1.2 miles fork right at the post box onto Woodlands Lane (point X on the plan below).
- Continue for 400 metres and you will see the access to a stone track on the right and public footpath sign with a blue cross on a tree (point Y).
- Please park in a safe place not obstructing any traffic nor the entrance to the track (sorry, we do not provide keys for viewings).
- Continue along the track for 25 metres and climb over the steel gate, just beyond the small kissing gate into the adjacent field.
- Continue along and down the track with larch woodland on the left.
- After 95 metres you will arrive at a steel gate into paddocks on the left and a second steel gate ahead of you into woodland (point A).
- Climb over the gate ahead of you and continue into the woodland.
- After 65 metres turn right onto the unsurfaced track (point B) and continue through the woodland.
- After 75 metres you will arrive at Kyoto Wood on the left, indicated by green, blue and pink paint on a wooden post (point C).
- The southeastern boundary is the outside edge of the track indicated by green paint on occasional wooden posts that may be offset by a short distance.
- The southwestern boundary is indicated by blue paint on occasional wooden posts and trees.
- The northwestern boundary is the agricultural fence with further recent fencing and fields beyond.
- The northeastern boundary is indicated by red paint on occasional wooden posts and trees.
The sporting rights are owned and included in the sale. They are not let.
The mineral rights are owned and included in the sale except as reserved by statute.
Rights Of Way
- There are no public rights of way within this woodland.
- There is a right of way granted for all times and all purposes over the route XYABC.
- A right of way is reserved over the route CD for the benefit of woodland beyond.
- A maintenance clause covers all the shared rights of way, with liability according to use.
