Pipit Wood is located within a wider woodland known as Cow Field, a short distance from Ashdown Forest and 9 miles southwest of Royal Tunbridge Wells in rural East Sussex.

Situated within gently sloping loamy clays, the mature canopy predominantly comprises Scots pine, birch and occasional ash. Flanking the western boundary are a number of broadleaves including sycamore, sweet chestnut and more birch. Some of the birch would make an excellent stock of fuel for the hearth at home, utilising the Forestry Commission thinning licence in place. A majestic sweet chestnut coppice occupies the south-eastern corner. Patches of bluebell, foxglove and colourful rhododendron add a lovely vibrancy to the ground layer during spring. A clearing towards the middle of the copse would be a superb spot to occasionally camp and hone bushcraft skills.

Many woodland creatures take shelter amongst the stems; roe deer, badger, fox and common pipistrelle bats have all been spotted. A variety of feathered visitors such as kestrel, yellowhammer, woodpecker and many acoustic songsters also enjoy this location.

Pipit Wood benefits from vehicular access lying at the end of a hard track navigable with a 2WD car. Part of the High Weald AONB, the wood offers a delightful sense of tranquillity rarely found in the south east of England these days.

If It Were Mine

My first job would be to yield some of the birch to take home and season for the winter months. I would certainly clear a space to have a BBQ or two over the summer with my nearest and dearest. This is a lovely place to observe the rich deer populations wandering through the trees, great if one is a dab hand with a camera!

Directions & Access

  • Heading north from the A26 crossroads in the centre of Crowborough, take the fork left almost immediately after onto St John’s Road towards The Horder Centre A & E and St John’s Church.
  • Continue along St John’s Road passing the entrance to The Horder Centre on the left and passing between two Ashdown Forest 40 mph signs.
  • After 1.8 miles turn sharply left onto the B2188 at the forked junction, towards Maresfield, Uckfield and Lewis.
  • Continue southwest along the B2188 for one mile and you will see a steel gate on the left and some pink crosses on trees (point on the plan below) with a secondary steel gate just beyond. Please contact the office for all padlock access codes.
  • Continue through the gates (if they are locked, please close and lock the gates behind you) and you will arrive at a further locked steel gate near a large wood chipping storage barn.
  • Continue through the gate passing the wood chipping storage barn on the right (please close and lock the gate behind you). From here, please take care navigating the track.
  • After 340 metres, continue down the track through the wider forest passing further timber stacks and one of our Woods4Sale signs on the right.
  • After 0.8 miles, turn left and cross over a large stone bridge (point Y).
  • Continue up and along the track for 350 metres and you will arrive at a forked junction in the track (point X), where another track spurs into woodland with a wooden five bar gate and some post and rail fencing set back with a Red Rock Forestry management sign attached (point A). Please park in a suitable place, neither obstructing the gate nor any of the tracks.
  • Walk through the smaller gate closing it behind you (sorry, we do not provide keys for viewings), and continue along the track for 255 metres passing a turn on the right.
  • Pipit Wood is on the right (point B) indicated by white paint on a wooden post on the other side of the ditch.


  • The northeast boundary BC is the outside edge of the track, indicated by green paint on occasional wooden posts that may be off-set by a short distance.
  • The east and south boundaries CDE are indicated by red paint on occasional wooden posts.
  • The west boundary BE is indicated by white paint on occasional wooden posts and trees.

  • There is a right of way granted for all times and all purposes over the route WXYZ and XAB.
