Description

Steamers Wood is located within the wider peaceful Ancient Woodland known as Hoads Wood, 5 miles west of Ashford in rural Kent.

Situated on level and fertile loamy clay soils, the canopy predominantly comprises majestic oak, sweet chestnut, birch and ash with mature hornbeam beneath, a species known for its good firewood merits. Below, a shrub layer comprising of regenerating hornbeam, hazel, ash and sycamore has shaped a lush woodland environment. The wood is of high conservation value, great for a keen naturalist; Hoads Wood is designated as a SSSI (Site of Special Scientific Interest). A patchwork of wild woodland flora including bluebell and primrose embellish the ground layer during spring, followed by blackberry and bilberry through the summer. In addition, there is a lovely seasonal pond towards the southwest corner making an ideal place for summer barbeques with family.  

Wildlife populations are abundant; fallow deer, yellow-necked mouse, sparrowhawk, buzzard, tree pipit, and many harmonious songbirds regularly frequent the copse.      

This wood offers many recreational and light management opportunities for a weekend woodsman keen to learn about the natural environment.

Steamers Wood is subject to an Article 4 direction that amongst other matters, prohibits permitted development rights to erect forestry buildings and fences. Therefore, to erect either of these, full planning approval is required.


If It Were Mine

I would consider hiring a flail for the day to open up the track a little and also carefully select either a little of the ash or hornbeam for fuelling my wood burner during winter. A beehive or two could be a great addition here.

Please remember some management operations require approval and/or a licence.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.


Directions & Access

  • From Hothfield, continue south towards Bethersden along Fridd Lane keeping the long red brick wall on the left.
  • After 1.3 miles, turn left at the black Belmont Business Centre sign, towards Bethersden and Tenterden.
  • Continue along Fridd Lane for 0.5 miles crossing over the railway line.
  • 120 metres after the railway bridge, you will see the entrance to the wider woodland on the left, indicated by a wooden 5 bar gate with a white ‘X’ and a Hoads Wood sign on a tree (point A on the plan below).
  • Please park in a suitable safe place off the road not obstructing the entrance into the wood.
  • Climb the gate and bear immediately to the left. Continue along the track for 80 metres and turn left at the short wooden post with white paint onto the soft track (point B).
  • Continue into the woodland following the occasional red arrows painted on trees indicating the access track to the woodland.
  • After 220 metres you will arrive at Steamers Wood, indicated by the Woods4Sale sign on a tree and wooden post with blue and yellow paint (point C).

Boundaries

  • The north boundary is the railway fence with railway beyond.
  • The east boundary is indicated by blue paint on occasional wooden posts and trees.
  • The south boundary is the centre of the track indicated by blue paint occasional wooden posts and trees.
  • The west boundary is indicated by yellow paint on occasional wooden posts and trees.

Sporting Rights

The sporting rights are owned and included in the sale. They are not let.


Mineral Rights

The mineral rights are owned and included in the sale except as reserved by statute.


Rights Of Way

  • There is a right of way over the route ABC.
  • The south boundary is the centre of the track, there is a right of way for the owner of Steamers Wood and a right reserved for the benefit of the woodland beyond, between the points CD.
  • All shared rights of way are covered by a maintenance clause, with liability according to use.
  • There are no public rights of way in this woodland.
