Description

Prospect Wood is a very attractive and diverse woodland sitting on fine loam over clay soils. It partly consists of an Ancient Replanted Woodland stocked with Norway spruce on two sides of a wide valley with a stream running through it. The spruce are approaching maturity and could be thinned now to allow more light to reach the understorey, or alternatively felled at some time in the future to suit the new owner’s requirements. Running along the northern edge of this part of the woodland are also some large valuable Douglas fir.

A small level compartment of Ancient Woodland to the south west contains some majestic oaks, many of which are of excellent timber quality. Beneath the oak canopy is a shrub layer of mixed broadleaves including field maple, ash, birch and hazel coppice, greatly adding to the diversity of wildlife habitats. Roe deer, badger, buzzard and abundant songbird populate the woodland. Ground flora include a colourful array of bluebell, snowdrops, primrose and aromatic wild garlic.

The woodland has excellent access via a hard forest track that is navigable with a 2WD car at all times of the year. This runs all the way from the gate, right up to the woodland entrance and on to the north of Prospect Wood. There is also access to the southern end of the wood via a soft track. This woodland has many excellent features for a new owner looking to enjoy and manage.

Prospect Wood is subject to an Article 4 Direction preventing some types of permitted development at the woodland.


If It Were Mine

I would consider selectively thinning some of the conifer and look into a management programme for the conifer. There are some good locations near the stream that would be ideal for bush craft.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.


Directions & Access

  • From Petworth, leave town heading north on the A283, past the front entrance to Petworth House.
  • After 3½ miles turn right at a junction signed for Balls Cross and Ebernoe.
  • After 2 miles you will come to a T junction. Turn left in the direction signed for Northchapel.
  • After about 100 metres turn right by a red post office box along Scratchings Lane.
  • After a further ¾ mile you will cross over a small stone bridge. Immediately after, you will see a private tarmac drive lined with small logs on the left with a sign saying Howick/Howick Farm (point X on the plan below).
  • Please park safely on the council road, not on the private drive and being careful not to obstruct through traffic from the private drive.
  • From here, walk up the private drive for about 60 metres and you will come to a double wooden gate on your left (point A). Open the gates (please close them behind you) and after a few metres you will come to a secondary single locked wooden gate. Climb over the gate (sorry we do not provide keys for viewings). 
  • From here, continue for about 650 metres along the hard forest track and you will eventually come to a split in the track (point B) where the hard-surfaced track goes off downhill to your left and a grassy soft track leads straight ahead.
  • Continue along the soft grassy track for 200 metres bearing to the right and you will arrive at a wooden post with orange paint and a Woods4Sale sign on the left (point C).

Boundaries

  • The northern boundary is indicated by wooden posts and occasional trees with orange paint, more or less following the tree line at the top of the bank.
  • The southern boundary is a fence with more woodland beyond, indicated by orange paint on wooden posts and trees.
  • The eastern boundary is an agricultural fence with farmland beyond, indicated by trees with orange paint.
  • The western boundary is indicated by wooden posts and trees with orange paint.

Sporting Rights

The sporting rights are owned and included in the sale. They are not let.


Mineral Rights

The mineral rights are owned and included in the sale except as reserved by statute.


Rights Of Way

  • There is a right of way for the owners of Prospect Wood from the gate all the way to the woodland at the southern boundary (ABC on the plan below) and to the northern access (ABDE on the plan below). The right of way is provided for in the Land Registry Title and is described as: “full right and liberty for all purposes in connection with the management of the said Copse and including the cutting and removal of the timber growing thereon to pass and repass with or without horses carriages motor cars and other vehicles and materials over and along the track”.
  • A shared maintenance clause covers use of these tracks.
  • There is a public footpath that runs east-west along the track.
  • The right of way from the council highway up to the woodland gate (point XA) is clearly provided for in the Land Registry title.
