Description

Part of a wider woodland, The Den stands in a peaceful rural location a short distance southeast from the historical village of Hawkhurst.

Sitting on fertile clay soils, the north-eastern side of the woodland slopes to the north, with a compartment of fine looking mature sweet chestnut coppice noticeable on arrival. Further south, the site eventually plateaus at the southern boundary, with this area comprising of tall broadleaf and conifer species including Scots pine, oak, beech and a number of Norway spruce. An attractive shrub layer of birch, holly and rhododendron groves occupy the lower canopy.

To the west, the copse gradually levels into a young stand of sweet chestnut coppice with farmland views looking out from the north. A superb veteran beech dominates the far western side with a good open area below that would make an excellent barbeque location.

Flora and fauna are abundant including bluebell, primrose, goldfinch, buzzard, common dormouse, fox and badger.       

Nestled within the woodland are two small caravans, one with a wood burner, used by the current owners as a tool store and rest room. These caravans have been sited within the woodland for many years and we believe now have established a planning right to remain. Along with two large wooden picnic tables they make an ideal base for weekend camping.

The Den benefits from roadside frontage and good access with a short hard-surfaced area, transitioning to a soft access track, navigable with a 4WD.


If It Were Mine

I would certainly make use of the mature sweet chestnut coppice and yield some wood fuel. I would also be inclined to enhance the camping area around the caravans using some chestnut hurdling from the younger chestnut coppice.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.


Directions & Access

  • From Hawkhurst village, head south east on the A268 passing a Tesco Metro and the Oak and Ivy pub both on the left.
  • After about 1.7 miles, you will come to a junction on the left with 3 wooden bollards just before it and a grass verge.
  • Turn left onto the minor road signed Sponden Lane and Field Green.
  • Almost immediately, bear right onto Sponden Lane at the post box and grass island junction with the oak tree in the middle.
  • Continue for roughly 500 metres and you will see a Woods4Sale sign on a tree up to the right, a few metres further along you arrive at a brown metal gate with two wooden fence posts with yellow painted tops on the right (point A on the plan below).  
  • Please park in a suitable safe place not obstructing the gate.
  • Climb the gate (sorry we do not provide keys for viewings), the entrance to the woodland is immediately to the right of the track (point H).

Boundaries

  • The north boundary on the east section of the woodland (GH) is the road (Sponden Lane).
  • The north boundary on the west side of the woodland (EF) is a low earth bund with the field beyond.
  • The west boundary (FG) is the low earth bund.
  • The short west boundary (DE) is the overhead powerline with trees and wooden posts painted red.
  • The east boundary (HB) is indicated by trees and wooden posts painted green.
  • The south boundary (BD) is indicated by trees and wooden posts painted blue.

The sporting rights are owned and included in the sale. They are not let.

The mineral rights are included except where reserved by statute.
