Just south of the historic and picturesque town of Marlow, Winterhill Wood is in an unparalleled position overlooking the River Thames. Nestled on a fertile north facing limestone outcrop amongst the beautiful Berkshire hills, within the prestigious Royal Borough of Windsor and Maidenhead this unique and ideally located deciduous Ancient Woodland is just 4 miles south of the M40.

North of the attractive village of Cookham Dean, the property is easily accessed via a footpath that runs along the southern edge of the wood. There is additionally a second access point along Gibraltar Lane via a bridle way. Approaching the woodland, the occasional gentle sound of boats can be heard along one of the quieter stretches of the River Thames.

The woodland compromises an unusually generous amount of yew, often associated with lime rich soils commonly found in the area. Other tree species include hazel coppice and holly in the understory with impressive ash, sycamore, hornbeam and beech in the upper. This lush woodland is alive with an array of ground flora including wild rose, hart’s tongue and lady fern as well as rare fungi such as dog stinkhorn. Birds known to the area include the great spotted woodpecker and coal tit.  

Views of the Thames, Marlow and the countryside beyond can be enjoyed from various locations at the top of the woodland. There are also several idyllic locations within the woodland, such as interesting hollows and canopy openings where a weekend’s camping could possibly be taken advantage of as well as practicing bushcraft and woodlore.

The woodland is subject to a Tree Preservation Order (TPO). This does not prevent normal woodland management operations, including felling. It simply means that the agreement of the local Tree Officer must be obtained prior to certain management activities.

If It Were Mine

The woodland has not been actively managed in more recent times, so I would enhance the bio diverse nature of the site and its unique amount of yew. In addition to this, one could also run a fungal foray for the local community in the autumn months.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • From M40 Junction 4 (Marlow/Haslemere), drive south on the A404 towards Maidenhead for 4.2 miles.
  • At the roundabout, take the 3rd exit sign posted to Bisham Temple.
  • Continue on this road for just under a mile then turn right onto Quarry Wood Road (there is a letterbox on the right as well as a brown sign pointing to Longridge).
  • Continue along Quarry Wood Road and driving underneath the A404, the road will bear right after approximately half a mile.
  • Stay on this road following the sharp left and right-hand bends.
  • As the road plateaus, you will be met with two large black and white chequered signs. Bear to the left, and the road will also immediately fork off to the left onto Winter Hill.
  • Follow this narrow lane for just under half a mile and park on the gravel car park (A).
  • From the car park, walk west along the footpath back towards point B for approximately 130 metres where a you will come to a residential gravel drive.
  • Follow the gravel drive down to the left for roughly 50 metres and fork to the right-hand side of the residential gates heading towards point C along the footpath.
  • Keeping the high wall on your left, follow the footpath for 100 metres and you will arrive at an old metal fence post marked by pink paint (point C).


  • The northwest boundary is the outside of the public bridle way, marked by a green net fence with pink paint in places.
  • The southwest boundary is marked by an old metal fence in need of repair and marked with pink paint.
  • The northeast boundary is marked by an old metal fence marked in pink paint and also includes part of the footpath and bridle way.
  • The southeast boundary is the inside of the footpath followed by the outside of the footpath marked with pink paint.

We believe that the full sporting rights are included and not let.

Mineral Rights

We believe that the mineral rights are included except were reserved by statute.

Rights Of Way

  • The current owners have accessed the woodland on foot by parking at point A.
  • We are informed that a right of way may also be granted between point D and E but this requires legal confirmation.
  • There is a public footpath on the southeast boundary and the bridle way on the northwest boundary.      

Fencing Liabilities

We are not aware of any fencing liabilities.  

Tree Preservation Order

The woodland is subject to a Tree Preservation Order (TPO), reference no. 1 of 1951, W2. This does not prevent woodland management activities. Further advice is available from The Royal Borough of Windsor & Maidenhead.
