Description
Connelston Wood is in rural North Ayrshire a little over a mile northwest of the village of Kilbirnie. Glasgow (which is 25 miles to the northeast) is less than 45 minutes by car. The popular resort of Largs on the Clyde coast is 15 minutes to the west.
Connelston is a wood of two parts; one part plantation and one part semi-natural riparian woodland. The commercial element of Connelston which was planted in 2018 occupies near level ground within a deer fenced enclosure on former agricultural fields. The vast majority of this planting is Sitka spruce interspersed with pockets of broadleaves and a small area of Scots pine.
The spruce crop which is fully stocked has benefited from the fertile conditions and has established well as testified by the long leading shoots. The stems are now approaching thicket stage and some are nudging 5 metres in height. With Sitka of improved seed origin this young crop holds the promise of robust long-term natural capital growth.
The semi-natural riparian element forms the west side of the property on banking between the spruce plantation above and the Pitcon Burn below. Nature is very much in charge here with a variety of broadleaves and native shrubs of various ages scattered in a natural mosaic. The local wildlife appreciates this haven. On our visit we heard the myriad voices of woodland songsters as well as the bark of roe buck and evidence of itinerant foxes and badgers.
Access is taken directly off the adjacent public road. This ‘A’ road is unrestricted promising easy access to timber markets when the time comes.
The woodland is offered with 1,265 Pending Issuance Units (PIUs) for carbon offset. PIU’s indicate the likely carbon sequestration capacity of the young wood which, if it grows as projected, can be turned into the equivalent number of verified Woodand Carbon Units (WCUs). One WCU is equivalent to one tonne of CO2. WCUs can be used to offset UK based emissions and can be traded. PIUs currently sell for £10-£20 per unit.
Young spruce plantations can be very attractive to the medium and long-term investor. Connelston combines commercial criteria with significant conservation and amenity attributes and thus offers the investor interest aplenty.
If It Were Mine
The conifers are well established and need little management until they enter production phase. They are also immune to the roe deer now present within the enclosure which offer the chance of some modest woodland stalking.
I would like to flail mow the rides to act as fire breaks and also to maintain and enhance access across the wood. I would also want to access the semi-natural woodland on the banks of the Pitcon Burn on the west side of the property, so a few gates in the deer fence would appear. The burn itself is a wonderfully secluded haven largely hidden from the outside world and ideal for conservation projects and quiet enjoyment.

Directions & Access
- Head west out of Glasgow on the M8.
- Leave the M8 at junction 29 and follow the A737 signed for Irvine.
- After 8¼ miles turn right at the roundabout and follow the A760 signed for Kilbirnie.
- After 4½ miles drive through Kilbirnie and continue west on the A760.
- Connelston Wood is located on the left 1½ miles after leaving Kilbirnie (point C on the plan below) (shortly after a signed 40mph right-hand bend).
- Park where safe to do so and enter the woodland via the forest gate at B which is approximately midway between Colleston Farm (C) and a stone bridge crossing the Pitcon Burn (A).
- Please note that there is no access to the wood via Colleston Farm (C) which is separately owned.
Boundaries
- The eastern part of the woodland (ABCDEA) is a single enclosure bounded by a deer fence.
- The western boundary (FG) is believed to be old stock fences which variously follow and straddle the Pitcon Burn in the gulley below the plantation.
Sporting Rights
The sporting rights are owned and included in the sale. They are not let.
