Description

Artamford Wood lies just to the east of New Deer, a small attractive granite village in the rich farming area known as the Howe of Buchan. Aberdeen is 30 miles to the south. Fraserburgh and Peterhead are both about a 25-minute drive to the north and east respectively.

Artamford lies on level ground and is variously surrounded by fields and other woodland. The wood is fringed with mature beech and there is also a block of mature mixed broadleaves in the southwest corner composed of sycamore and beech. Elsewhere the wood is a mix of planted and regenerated broadleaves dominated by birch and rowan, but you will also find the occasional alder and conifer along with some woody shrubs including hawthorn, elder and broom.

There is excellent access into the wood from the public road via a well-found tarmac drive. This connects to a stoned track which leads to the heart of the wood, promising easy access for management and enjoyment going forward.

Stand-alone broadleaved woods are rare in this part of the country. As such Artamford presents a rare opportunity to secure an evolving woodland of great charm and undoubted amenity.


If It Were Mine

I would progressively remove the tree tubes as the emerging stems swell. I would also clear and scrape the main internal track which has a firm stone base beneath. I would then cut a few meandering paths through the woodland to enhance internal access.

Artamford is a haven for wildlife, being something of a sylvan refuge in the midst of large agricultural fields, so some enrichment planting to further enhance the habitat with a wider range of native species is tempting. I would also like to create a small clearing for quiet recreation – woodland camping and BBQs certainly appeal!

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.


Directions & Access

  • Drive north from Aberdeen on the A90 to Ellon and then follow the A948 to New Deer.
  • On reaching New Deer turn right onto the A981 signed for Strichen and Fraserburgh.
  • Continue out of the village for ¾ mile, then turn left at the Crossroads (F on the plan) signed for Strichen, Fraserburgh and New Pitsligo.
  • After 250 metres park in the layby on your left, just after the tarmac drive to Bog of Artamford (A).
  • Walk up the drive for 50 metres then turn left to enter Artamford Wood at B.

Boundaries

  • The northeast boundary (ABC) is the southwest verge of the tarmac drive.
  • The east and south boundaries (AFE) are just outside the woodland edge on the roadside verge.
  • The southwest boundary (DE) is indicated by a line of blue-topped posts.
  • The west boundary (CD) is the centre line of a ditch between two stock fences.

Sporting Rights

The sporting rights are believed to be included in the sale.


Rights Of Way

There is a right of access for all purposes at all times over the drive AB, with maintenance according to use.


Fencing Liabilities

It is assumed that there is joint liability for field edge boundaries.


Other Liabilities

An overage (clawback) agreement will be put in place for a period of 20 years whereby 30% of the increase in the value of the land attributable to securing certain types of planning permission will be payable.


Third Party Rights
