Description
Burnie’s Copse lies on the northern edge of a larger woodland overlooking Leader Water and the attractive Borders village of Earlston with its range of local shops and services. This attractive and oft overlooked part of the Scottish Borders is a quiet backwater dominated by rolling hills, farms, woods and moorland, with history dating back to the Iron Age. The proximity of the A68 means that Edinburgh is under an hour’s drive to the north and Newcastle just over 1½ hours to the south.
The majority of the wood occupies level and gently sloping east-facing ground. It fronts a small burn (stream) in its south side which falls away to a sizeable gully at the southeast corner. The are open views across fields to the north framed by woodland to either side.
Burnie’s supports a range of mature and maturing stems including oak, beech, birch and the occasional ash. There is also a compact stand of productive Sitka spruce on the lower east side promising a manageable volume of mill wood in time. Hawthorn bushes are scattered across what is otherwise a clean and easily walked woodland floor composed of soft grasses, woodland flowers, ferns, patches of bracken and occasional woody shrubs.
Access is via either one of two well-established farm tracks which link to the wood’s rides and tracks. There is off-track parking within the wood in the soft ride at the northeast corner.
Nesting season was underway when we visited and the forest canopy was alive with birdsong. Buzzards were patrolling the skies above while roe deer and badgers are frequent visitors beneath. Burnie’s has the feel of a real haven.
Diverse, pretty and affordable. We like it!
If It Were Mine
The first job would be to remove and dispose of the remaining tree tubes, some of which are beginning to restrict the emerging stems.
There are a couple of windblown spruce on the east side which need sorting. I’d then be tempted to fell the small stand of spruce adjacent and restock with a variety of native bird-friendly trees and shrubs. And a few new bird boxes wouldn’t go amiss.
A little levelling and stone on the parking spur at the northeast corner would be good. BBQs, camping and recreational family days are assured.

Residential Planning Permission
You are extremely unlikely to get residential planning permission for this woodland.
Directions & Access
- The village of Earlston lies on the A68 Edinburgh to Newcastle road.
- From near the centre of the village turn west off the A68 onto Mill Road.
- Follow Mill Road round to the left, over a stone bridge and up to a T junction (about ½ mile in all).
- Turn right at the T junction, and the entrance to the wider woodland is 60 metres along on your left (point A on the plan).
- PLEASE DO NOT DRIVE UP THE TRACK.
- Park nearby where safe to do so and and clear of all gateways.
- Walk up the track on the edge of the north side of the wood for 390 metres until you see a line of blue posts off to your left (B). Burnie’s Copse is now on your left.
- Another 60 metres takes you to the side track (C) at the northwest corner of the wood indicated by a Red Rock Forestry management sign.
Boundaries
- The northwest boundary (CD) is the northwest side of the track.
- The north boundary (BC) is the south side of the main track.
- The east boundary (BE) is indicated by blue-topped posts.
- The south boundary (DE) is the line of a small stream.
Sporting Rights
The sporting rights are owned and included in the sale. They are not let.
Rights Of Way
- There is a right of access for all purposes at all times over the stone track ABC and DFGH.
- A right of access is reserved to others over the track CD.
- A maintenance clause covers all shared rights of way with liability according to use.
- There are no public rights of way within the wood but in line with Scottish legislation the public are entitled to access the woodland subject to the Scottish Outdoor Access Code.
