Description

Clatteringford Wood occupies the upper northwest corner of a larger woodland overlooking the attractive Borders village of Earlston. This oft overlooked part of the Scottish Borders is a quiet backwater dominated by rolling hills, farms, woods and moorland, and the area is steeped in history dating back to the Iron Age. The proximity of the A68 means that Edinburgh is under an hour’s drive to the north and Newcastle just over 1½ hours to the south.

The terrain in the wood is largely level except for a gulley formed by the burn (stream) that runs through its northern section. A second burn forms the south boundary. Three unsurfaced tracks give excellent access into almost all parts of the property which is generally free of entangling ground vegetation and populated with soft grasses, ferns, patches of bracken and woodland flowers.

The wood supports a variety of tree species. Stands of maturing Sitka spruce and more mature larch are interspersed with areas of mixed broadleaves including birch, beech, ash and sycamore along with occasional woody shrubs like hazel and hawthorn.

The conifers generally present as clean-stemmed and as such offer the potential for thinning or selective felling. In contrast, the broadleaves are generally more spread out with fuller canopies admitting more light to the wood.

Access is via either one of two well-established farm tracks which link directly to the wood. There is off-track parking within the wood on the east side.

Clatteringford contains real diversity within its borders from timber-producing conifers to broadleaf glades and tumbling streams. Not much to disappoint here!


If It Were Mine

I would like to carefully thin the spruce thereby releasing the best stems for maturity. The odd larch would also offer some useful lumber (particularly good for fencing due to its natural resistance to rot).

I might then enlarge a small open area among the broadleaves near the burn as a location for BBQs or the odd night under canvas.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.


Directions & Access

  • The village of Earlston lies on the A68 Edinburgh to Newcastle road.
  • From near the centre of the village turn west off the A68 onto Mill Road.
  • Follow Mill Road round to the left, over a stone bridge and up to a T junction (about ½ mile in all).
  • Turn left at the T junction, and the southern entrance to the wider woodland is 200 metres along on your left (point H on the plan).
  • You can park in the hardstanding area just inside the entrance to your right.
  • PLEASE DO NOT DRIVE UP THE TRACK.
  • Walk 260 metres back along the public road to the north entrance (A).
  • Walk up the track for 450 metres until you see a track off to your left with a Red Rock management sign adjacent (B).
  • Clatteringford Wood is now on you left.

Boundaries

  • The west boundary (DE) is the field edge stock fence.
  • The north boundary (BE) is the south side of the track.
  • The east boundary (BC) is the west side of the track.
  • The south boundary (CD) is the centre line of a stream. There is an orange topped post at C.

Sporting Rights

The sporting rights are owned and included in the sale. They are not let.


Rights Of Way

  • There is a right of access for all purposes at all times over the stone track ABE and BCFGH.
  • A maintenance clause covers all shared rights of way with liability according to use.
  • There are no public rights of way within the wood but in line with Scottish legislation the public are entitled to access the woodland subject to the Scottish Outdoor Access Code.

Fencing Liabilities

As is usual in Scotland external boundaries are maintained mutually with neighbours.
