Callies Wood lies on level ground amidst gently undulating countryside in the heart of rural Aberdeenshire. Turriff is a 20-minute drive to the north and Inverurie about half an hour to the south. Aberdeen is an hour to the southeast. 

Aside from a pre-existing stand of conifers in the southwest corner, the majority of the woodland was planted with native broadleaves in 2002. The Woodland Grant Scheme contract under which it was planted has been fulfilled and there would be no transfer of contract obligations to a successor, (beyond the usual requirement that it now remains as woodland).

The drier areas were stocked with a mix of oak, elm, ash and birch, while closer to the ponds and watercourses a riparian mix of willow and alder was planted. A fringe of woody shrubs was also established on the west edge. The trees have generally established well and the more vigorous species have now closed canopy. Unfortunately (like everywhere else) the ash are suffering from die-back disease.

The wood is blessed with plenty of water. Farm ditches drain the lower sections and feed two ponds, the larger of which has a central island.

Access is taken by a well-found hard track which leads to an area of hardstanding just inside the gate by the woodland shed.

Callies demands little in the way of current management but there is plenty of scope for an incoming owner to shape its future development and enjoy the varied habitats and options that it offers.

If It Were Mine

With its range of habitats Callies presents a broad palette - conservation, quiet recreation, camping, silviculture, and rough shooting are all possibilities here. It’s also tempting to stock the larger pond with a few trout and perhaps feed in some wildfowl.

There’s plenty of scope for enrichment planting in some of the open ground – I’d certainly include some fruiting trees and shrubs to benefit the birds. The patches of diseased ash would supply many a campfire and also offer scope for restocking with a wider variety of species. Cherry, crab apple, aspen and Scots pine are all potential candidates.

Finally I’d be inclined to extend the hard track further into the wood to aid future access and management.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • From Fyvie head northeast on the B9005.
  • After ¾ mile fork left where signed for Monkshill.
  • After 2 miles pass through the hamlet of Monkshill (a collection of attractive scattered cottages).
  • Go straight over the crossroads ½ mile after Monkshill.
  • Half a mile after the crossroads turn right onto the stone track just after Callies Farm (A on the plan).
  • Continue straight ahead on this track for 500 metres to enter the wood at the gate (C).

Please ensure the gate is kept closed at all times.


  • The entire wood is surrounded by perimeter stock fencing (CDEFGC).
  • The east boundary (EF) is defined by a stone wall.
  • The track BC is within the sale area.

Sporting Rights

The sporting rights are owned and included in the sale. They are not let.

Rights Of Way

There is a pedestrian and vehicular right of way over the track AB with maintenance according to use.

Fencing Liabilities

The maintenance of the perimeter stock fence is believed to be the responsibility of Callies Wood.
