Description

North Touxhill occupies level and gently sloping ground on former agricultural land in the heart of rural northeast Aberdeenshire. The market town of Ellon which provides a range of educational and retail services is 15 minutes to the south. Aberdeen is about 30 minutes further. The fishing harbour of Peterhead and its adjacent coastal beaches are half an hour to the east.

The wood is dominated by Sitka spruce dating from the 1990s. The crop has benefited from the fertile conditions and shows good clean form and vigorous growth. Lot 1 also contains a modest stand of Japanese larch and a pleasant belt of hardwoods in the south corner. The woodland edges of lots 1 and 2 are intermittently softened with broadleaf fringes composed of oak, birch, alder and willow. The oak has grown very well and indicates that a range of restock possibilities are in prospect after final felling in 15-20 years' time.

Lot 3 is a rich open habitat populated with a variety of native grasses, rushes, mosses and scattered birch. To the north end there is a generous pond with a small island fringed by scrub. Ducks, songbirds and snipe all appreciate this haven.

Access to the wood is via a tarmac drive which connects to a farm track adjacent to lot 1. The public roads serving North Touxhill are not restricted with respect to timber haulage and the northeast is well provided with a variety of timber markets and processors.

North Touxhill offers a broad palette. It not only represents the chance to acquire a well-managed compact woodland estate with the expectation of early timber income streams. A future owner will also be able to pursue a variety of woodland activities from stalking and shooting to conservation and quiet recreation. Early viewing for this one!


If It Were Mine

The spruce is ready for a first thin. This would not only realise some useful tax-free income but would also optimise growing conditions for the retained stems.

The presence of broadleaves, open ground and a pond suggests that conservation objectives could be pursued in conjunction with commercial timber management.

The hut at the east corner of lot 1 is an excellent woodland store and would also be a great locus for recreation.

The vendor has enjoyed a variety of sporting activities here including rough shooting and woodland stalking and the new owner may wish to continue with this. Pheasant, roe deer, woodcock and snipe were all in evidence during our visit along with several duck on the pond.

You are extremely unlikely to get residential planning permission for this woodland.


Directions & Access

  • Head north from Ellon on the A948 for 7 miles to arrive at the small village of Auchnagatt.
  • Continue for a further ¾ mile then take the first left onto the minor county road signed for Barrack.
  • After 2 miles turn left at the crossroads (to head south).
  • Continue for 0.6 mile - keeping left at the fork in the road to arrive at the entrance to North Touxhill Farm (A on the plan).
  • Please park clear of all gates and driveways and walk for 330 metres down the drive and through the farmyard to enter lot 1 (B on the plan).

Boundaries

Lot 1

  • The west and northwest boundary (BGF) is the line of a ditch.
  • The east boundary (DEF) is the powerline.
  • The southeast boundary (BCD) is the woodland edge adjacent to the farm track.

 Lot 2

  • The west boundary (EF) is the powerline.
  • The north and east boundary (FHJ) is the line of a ditch
  • The short south boundary (JL) is the north side of an overgrown track.
  • The long south boundary (EL) is the woodland edge.

 Lot 3

  • Lot 3 is entirely bounded by stock fencing.

Sporting Rights

The sporting rights are owned and included in the sale. They are not let.


Rights Of Way

  • There is a right of way for all purposes at all times over the route ABCK. A right of access is reserved to others over the route KJ.
  • If sold in lots, a right of access will be granted through lot 1 to lot 2 over the route CDEF and through lot 3 to lot 2 over the route CKJ.
  • This wood is in a very private location but in line with Scottish legislation the public are entitled to access the woodland subject to the Scottish Outdoor Access Code.

Fencing Liabilities

There are no known fencing obligations but as is usual in Scotland it is presumed that boundary fences are mutually maintained.
