Belfatton Wood lies on the east bank of a private loch in a secluded location amidst the gently undulating countryside of northeast Aberdeenshire. The fishing harbours of Fraserburgh and Peterhead are both about 10 miles distant and there are a number of attractive coastal villages and beaches close by. Aberdeen is a 45-minute drive to the south. 

The outstanding feature of this woodland is the three-acre loch, part of which is within the boundary of Belfatton. Frontage to the loch is extended by a long spit jutting out from the east bank. This beautiful body of water attracts a variety of birds, from geese and ducks to swallows and songsters. On the east bank of the loch is an area of maintained grassland, ideal for recreation. There is also a generous area of open ground near the entrance to the wood.

The larger part of the wood was planted with conifers about 25 years ago. The dominant species is lodgepole pine and the wood now supports a significant volume of growing timber.  

Belfatton is served by a well-found hard track suitable for 2WD vehicles. The adjacent public road is an approved timber haulage route giving good linkage to local timber markets.

Belfatton contains open water, loch frontage, grasslands and a growing crop of timber. As such it offers abundant opportunity for conservation, silviculture and recreation.

If It Were Mine

The loch has broad appeal and the long spur jutting into it makes an ideal location for angling, recreation and quiet musing. The waterside meadow is readily accessible by car and presents an obvious spot for camping.  

I would be tempted to diversify the habitat of the open area near the gate by planting some native broadleaves and shrubs, whilst ensuring I retain a sufficient area for timber storage and processing the pine crop as and when the time comes.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • The village of Mintlaw lies west 9 miles west of Peterhead and a similar distance south of Fraserburgh in northeast Aberdeenshire.
  • Head north out of Mintlaw on the A952.
  • After 2½ miles fork right onto a minor road signed for Crimond, St Fergus and St Combs (just after Wallace Caravans).
  • After 200 metres take the first turn left signed for Crimond and St Combs.
  • After 2.1 miles turn left where signed St Combs 6.
  • Continue for 0.6 mile then turn left onto a farm track at point X on the plan (just after a white cottage on the right with stone barns adjacent to the road). A powerline crosses the road at the junction.
  • Continue west on the farm track for 0.6 mile to arrive at the entrance to Belfatton Wood on your left (A).
  • Please park clear of the woodland entrance gate (B) and continue on foot. There is pedestrian access to the left of the locked gate.


  • The north boundary (GA) is the roadside fence.
  • The west boundary (ABC) is a garden fence followed by a line of blue topped posts down to D.
  • The south boundary (EF) is a deep ditch with white-topped posts at E.
  • The east boundary (FG) is a stock fence largely within woodland.

Sporting Rights

The sporting rights are owned and included in the sale. They are not let.

Rights Of Way

  • There is a right of way for all purposes at all times over the route XGA.
  • A right of way is reserved over the route ABCE to adjacent woodland and also across the entrance at A to the adjacent house.
  • A maintenance clause covers all shared rights of way with liability according to use.

Fencing Liabilities

As is usual in Scotland, external boundary fences are maintained at mutual expense.

Third Party Rights

There may be third party rights to inspect and maintain water and drainage infrastructure.
