Brighty Wood occupies level ground amidst a wide expanse of arable and grazing land about 3 miles northeast of Dundee. The A90 dual carriageway is just a mile to the west giving ready access from the city and beyond.

The woodland was planted under a Rural Development Contract grant in 2011 and has established well in the decade since. The conifer areas are dominated by Scots pine supplemented by European larch. Within and around the conifer stands there is a healthy mix of native broadleaves including birch, rowan, oak and cherry along with shrub areas composed of hawthorn and blackthorn.

The design of this woodland includes generous areas of open ground which have been maintained in grass, further enhancing its amenity.

Lot 2 Brighty Wood is reached by passing across Lot 1, via a no-through-road that only serves Brighty Wood and a few adjacent properties, and consequently enjoys an unusually high degree of privacy. When in the wood it is hard to believe that Dundee is just 3 miles away, making this an ideal bolthole from urban life.

The evolving woodland habitat provides a real haven for local wildlife. Woodland songsters are much in evidence and a small group of roe deer have managed to access the enclosure and are currently enjoying the sheltered grazing afforded there.

We seldom get to offer woods that combine such high degrees of accessibility, privacy and amenity and recommend early viewing.

If It Were Mine

Brighty presents a wonderful and private location for nights under canvas and quiet woodland enjoyment.

I’d remove the tree guards from the established trees and consider some enrichment planting where there are some failed stems (once the deer have been excluded!). In time I would look to thin the maturing pine and perhaps respace some of the broadleaves too.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • Head north out of Dundee on the A90.
  • Leaving the edge of Dundee continue north for 2.4 miles and then turn right where signed for Murroes.
  • Continue east on this road for 0.7 mile then turn left onto a no-through-road signed for Cotton Brighty.
  • After 600 metres you will come to the Brighty Wood enclosure (point A) on your left.
  • Please park clear of all tracks and gateways and enter the woodland enclosure on foot via the deer gate at point A.
  • Follow the path to access Lot 2 Brighty Wood (B).
  • Please ensure gates are left closed at all times.


  • The north boundary (CD) is the field edge stock fence just outside the deer fence.
  • The east boundary (DE) is the stock fence just outside the deer fence.
  • The south boundary (FE) is the roadside verge.
  • The western boundary (CF) is indicated periodically by wooden stakes.

Sporting Rights

The sporting rights are owned and included in the sale. They are not let.

Rights Of Way

  • There is a right of way at all times and for all purposes over the route AB.
  • A shared maintenance clause covers all shared rights of way with liability according to use.

Fencing Liabilities

As is usual in Scotland, walls and boundary fences to stock height are maintained at mutual expense with neighbours.

Other Liabilities

  • The woodland was planted under a Rural Development Contract in 2011 with an obligation to maintain the site as woodland for thirty years.
  • The property is subject to a 25% claw-back of uplift value resulting from any ‘change-of-use’ planning approval until 2047.
  • There is a third party right to inspect and maintain the water pipe that runs along the south edge of the property.
