Description

Haugh of Ardoe lies on the south bank of the River Dee in a semi-rural location on the outskirts of Aberdeen. The city centre is a fifteen-minute drive to the east, while half an hour in the other direction takes you to Royal Deeside and the Cairngorms National Park.

The wood is of two distinct parts linked by a strip of land over which there is a vehicular and pedestrian right of access (including the right to construct and maintain a track).

The southeast section fronts onto the B9077 and has direct access off it via a stoned ramp leading to an area of hard-standing. It is here that consent has been granted for the construction of a sizeable boathouse, the plans of which can be viewed as per the link under ‘Planning’ below. Planted in the 1990s, the woodland cover here is a mix of birch, alder, rowan and sycamore.

About 600 metres to the northwest is Morrison’s Island, so named because of the Rev Morrison who constructed a suspension bridge in 1837 for parishioners on the north bank to cross the river to attend church. The bridge supports are still in evidence, as are the suspension cables.

The ‘island’ is in fact only isolated from adjacent land when the river is high. Framed by a stony channel to the south and shingle and sandy river-side beaches to the north, it supports a mix of alder and willow along with minor elements of sycamore and cherry plus a lone Scots pine.

Needless to say the area is alive with wildlife. We saw herons and roe deer on our visit. The owner also reports seeing kingfishers, peregrines, dippers, badgers and otters along with the usual range of riparian and woodland birds.

The property benefits from direct frontage to the river for watersports and coarse fishing. Salmon fishing may be available through permit on an adjacent beat nearby.

Properties combining such a location with approval for a boatshed are extremely rare. We suggest early viewing.


If It Were Mine

The main project would be to develop and then enjoy the boathouse. Other elements would include opening up access to and within the ‘island’ and perhaps creating some fishing stances on the riverbank. I’d also want to eradicate the Himalayan Balsam (an exotic annual unfortunately now common along many of our rivers).

Directions & Access

  • From the south follow the A92 to Aberdeen.
  • At the Bridge of Dee roundabout (just before crossing the river) head west on the B9077 signed for Maryculter.
  • After 1.9 miles the entrance to Haugh of Ardoe is on your right, indicated by a timber-railed recessed entrance and a For Sale sign.
  • Cross the hardstanding and follow the strimmed path on foot for about 500 metres to access Morrisons Island.

Boundaries

The south boundary of Morrison’s Island is approximately the dry shingle channel.


Sporting Rights

The sporting rights and coarse fishing rights are owned and included in the sale.
