Cavoch Wood occupies level ground within a larger wooded area a short distance to the southeast of New Pitsligo in rural Aberdeenshire. Fraserburgh is about 20 minutes away and Aberdeen is an hour’s drive to the south. The North Sea can be glimpsed in the distance to the northeast.

The northern portion of the wood is largely open with scattered individual conifers that have seeded in over recent years.

To the south there is an extensive area of mature Sitka spruce with minor elements of lodgepole pine. Sadly much of the crop was blown by winter storms and harvesting now would need to focus on salvage.

A small watercourse cuts through the south part of the wood.

The wood benefits from a right of access over a well found hard track accessible to 2WD vehicles.

Cavoch will appeal to those looking for great value and who are not daunted by the windblown stems. Woodland properties of any description for £2,500 per acre are extremely rare in today’s market.

If It Were Mine

The first job would be to salvage any marketable timber and then clear the site. I would look at restocking with broadleaves and perhaps some new planting of native trees and shrubs in the open ground area too.

I’d also want to create a hard-standing area linking with the access track for parking and timber handling.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • Head southeast out of New Pitsligo on the A950 and turn first left onto the B9093 signed for Strichen.
  • The entrance to the wood is via double gates about 240 metres along this road on your right (X on plan). Please park nearby where safe to do so.
  • Walk down the track for 200 metres to a gate (A). Cavoch Wood is ahead of you.


  • The west boundary is a line of blue-topped posts across open ground as far as the mature spruce trees (AF). This line extrapolates through the wood to the southwest corner (E) which is indicated by a blue-topped field edge strainer post close by.
  • The northeast boundary (AB) is the southwest side of the track.
  • The east boundary is indicated by an orange-topped post at B and an orange topped field edge strainer at D.
  • The south boundary (DE) is believed to be the line of a derelict stock fence a few metres inside the line of the current field-edge stock fence.

Sporting Rights

The sporting rights are owned and included in the sale. They are not let.

Rights Of Way

  • There is a right of way at all times for all purposes over the route XAB.
  • A maintenance clause covers all shared rights of way with liability according to use.
  • There are no public rights of way within the wood, but in line with Scottish legislation the public are entitled to access the woodland subject to the Scottish Outdoor Access Code.

Fencing Liabilities

Boundary field edge stock fencing is believed to be shared equally with neighbours as is usual in Scotland.
