The principal area at Creag Liath is composed of undulating moorland adjacent to a public road and backed by a forestry plantation. Lairg is 5 miles to the northeast and Bonar Bridge about 10 miles (as the crow flies) to the southeast. Inverness is just over an hour’s drive to the south.

Aside from the occasional passing red deer, the vegetation here is un-grazed. Consequently the native flora has flourished with purple moor grass, sedges, bog myrtle, lichen and sphagnum all richly in evidence. Patches of ling and heather frequent drier raised ground. A number of trees have also seeded in, with birch and willow evident by the roadside and occasional spruce and lodgepole pine elsewhere. An overhead powerline bisects the property.

The vendor is including three ancillary strips of land with this sale, the majority being rides running uphill between or adjacent to forestry plantations to the north of the principal sale area.

Creag Liath is wild and beautiful. A motivated owner could further enhance this with environmental options ranging from tree planting to the creation of a water feature….and all for well under £1,000 per acre.

If It Were Mine

I’d plant some hardy native broadleaves to enrich the habitat and diversify the landscape. A peat fire is a delight so I might also cut a few peats from the old workings, and dry them for the hearth. More ambitiously I might dig a small lochan in the low central area.

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • From Lairg head southwest on the A839 (signed for Lochinver and Ullapool).
  • Continue for 5 miles until you should see Woods4Sale sign on your right side (D on the plan).


Principal area

  • The northwest boundary (ABC) is believed to be the forestry deer fence.
  • The short northeast boundary at C is marked with orange-topped posts.
  • The southeast boundary (CDA) is the verge of the public road.

Ancillary areas

  • Ancillary areas are not marked on the ground. They mostly lie between or on the edge of adjacent forestry plantations.

Sporting Rights

The sporting rights are included. They are not let.

Rights Of Way

Access to the main area is taken directly from the adjacent public road.

Fencing Liabilities

Boundary fences in Scotland are usually mutually maintained with neighbours.
