Description
Upper Camster is an area of former rough grazing in the Flow Country of northeast Caithness. Lybster is 5 miles to the southwest. Wick is about 9 miles to the northeast and John o’ Groats a mere 16 miles further.
Grazers have been excluded from the area from some years allowing the natural vegetation to reassert itself – purple moor grass, rush, sedges, lichen and sphagnum on the wetter peat areas and heather dominating on elevated ground. The absence of sheep has also enabled the adjacent trees to seed in and there is now quite a good showing of spruce and pine saplings, especially toward the southwestern fringes.
A small burn (stream) runs along the northeast boundary and the remains of a stone fank (sheepfold) are clearly visible nearby.
This attractive parcel is the residual part of a much larger forest estate. The vendors now wish to divest themselves of the remaining pockets of land they hold, and consequently Upper Camster is priced to sell.

If It Were Mine
I’d encourage the scattered conifer regeneration on site and perhaps consolidate this by planting some hardy broadleaves like rowan and birch for amenity and conservation. The raised knoll near the southeast corner would make an intriguing spot for summer camping.

Residential Planning Permission
You are extremely unlikely to get residential planning permission for this woodland.
Directions & Access
- Leave the A9 at Latheron turning right onto the A99 for Wick.
- After about 3½ miles, bypass Lybster and then after a further mile turn left onto the unclassified single track road signed for Camster and Watten.
- Drive north for 3.8 miles to enter an open area within a forestry plantation. A large Woods4Sale sign on your left confirms you have arrived with Upper Camster located on your left.
- A gate and small pedestrian bridge (near B on the plan) give the easiest access to the property. Please ensure you close the gate on entry and exit.
Boundaries
- The northeast boundary (AB) is the burn (stream).
- The east boundary (BC) is the public road.
- The south boundary (CD) is a stock fence. Red paint on a tall fence post marks the southeast corner (C on the plan).
- The west boundary (AD) is the woodland edge.
Sporting Rights
The sporting rights are included. They are not let.

Access is taken directly from the adjacent public road.
