Description

Gillots occupies a level site on the northern edge of a larger conifer woodland overlooking farmland in an attractive rural location. The charming hamlet of Brancepeth is two miles to the east and Durham is 5 miles further. The proximity of the A1(M) some twenty minutes away enables ready access from Newcastle and the south.

Nestled within a larger wood, Gillots enjoys shelter and excellent access. The crop is predominantly production-phase Scots pine along with smaller areas of Sitka spruce and a scattering of larch. The stems are generally of good form with the promise of some decent timber.

The wood is pockmarked with several small glades. These provide an elegant contrast to the conifers with shafts of light, fringing broadleaves and young regenerating stems. Birch is the main species but you will also find beech, rowan, sycamore and willow along with woody shrubs like holly and hazel. A few planted oak, yew and chestnut complete the picture.

The woodland floor is a mix of soft grasses, blaeberry and ferns plus a few pockets of bracken. There is a small pond on the east side of the wood.

Access is excellent thanks to a woodland floor largely free of entangling vegetation, smooth level terrain, and plenty of rides, all of which makes for ease of future management. There is a generous open area just inside the northeast entrance which provides plentiful parking and an on-site location for timber processing.

The wood was previously used for bushcraft training and consequently contains a number of huts and other structures in various states of repair. There is also a block of three containers providing secure storage and housing two earth toilets.

Gillots offers a remarkably diverse palette. The future owner will have plenty of management options and the prospect of much enjoyment.


If It Were Mine

Gillots Wood has previously been used for forest school, bushcraft, and adventure training and thanks to the existing infrastructure it lends itself to a continuation of similar activities if desired with the appropriate consents.

Equally it would make a lovely private woodland for quiet enjoyment. The silviculturalist will also find plenty of interest with production-phase crops promising a useful volume of timber from thinning the conifers.

I would want to spend many an evening round a campfire in one of the glades.

Directions & Access

  • The small village of Brancepeth is about 5 miles southwest of Durham on the A690.
  • From the centre of Brancepeth head northwest on the minor road named ‘The Village’ (which later becomes Wolsingham Road and then Sandy Lonnen).
  • Continue for exactly 2 miles to arrive at the entrance to the wood on your left (shortly after a track off to your right).
  • The woodland entrance is the metal gate with a Woods4Sale sign (A). There is a layby (also with a Woods4Sale sign) 30 metres further west.

Boundaries

  • The north boundary (AD) is the stone wall adjacent to the public road.
  • All other boundaries (ABCD) are the inner edge of the surrounding rides and tracks.

The sporting rights are owned and included in the sale. They are not let.

The mineral rights are excluded from the sale.
