Description

Galstones lies on west-facing slopes overlooking the valley above Hebden Water, a short distance north of Hebden Bridge. This pretty market town in rural West Yorkshire is approximately midway between Halifax and Burnley both of which are about a half-hour drive.

The lower west side of the property is a mature broadleaf wood on banking above the east side of the A6033. The northern section of the wood is dominated by some lofty beech stems while the southern part is primarily a mixture of oak and birch. In between you will also find rowan, willow and sycamore along with a few woody shrubs like holly and hawthorn. There is a fine display of bluebells in the spring. The easiest access to the wood is via the public footpath which links the southern part of the wood to the village of Old Town beyond, as marked on the plan.

Above the woodland are two meadows. Aside from commanding westerly views they offer the option of grazing, woodland extension and/or quiet recreation. They are for the most part bounded by serviceable stone walls supplemented by fencing.

The northeastern enclosure is a gem for wildlife enthusiasts where nature is comprehensively reclaiming the territory. A variety of songsters, raptors and mammals all enjoy the range of habitats presented by emerging trees and shrubs, interspersed with more open areas of natural vegetation including heather and blueberry.

Galstones presents a rare opportunity to acquire a most interesting and diverse property in this rather special part of West Yorkshire.

If It Were Mine

So many options here! Firstly I would want to extend the access from the entrance gate down to the meadows. I would also look into a mains water supply.

As a conservationist I’d encourage the development of the naturally evolving habitat in the northern enclosure and perhaps allow it to extend into the adjacent meadowland.

Aside from offering grazing, the meadow area itself has the most wonderful outlook – a deck as a locus for recreation is tempting.

Please remember some management operations require approval and/or a licence.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.


Directions & Access

  • Head north out of Hebden Bridge on the A 6033 Keighley Road.
  • After ½ mile you will see the wooded part of Galstones on a bank to your right above a stone retaining wall. A Woods4Sale sign is located near the north end of the wood just after a bus stop.
  • Continue after the sign for ⅓ mile to enter the hamlet of Pecket Well.
  • Take the first right turn onto Ackroyd Lane (a sharp switchback) signed for Midgley and Old Town.
  • Continue for ⅓ mile just short of the village of Old Town to the entrance gate (D) on your right, with a Woods4Sale sign attached.
  • You can also access the wood via the public footpath which starts about 200 metres further south (A).

Boundaries

  • The property is entirely bounded by stone walls apart from BC which is a fence.
  • A number of internal walls define the woodland and paddock areas.

Sporting Rights

The sporting rights are owned and included in the sale. They are not let.

The mineral rights are owned and included in the sale except as reserved by statute.


Rights Of Way

  • Galstones has direct road frontage on its upper east and lower west sides.
  • Access is directly from the public road via a double gate on the upper east side (D on the plan).
