Description

Heights Wood was planted to commemorate the Queen and Prince Phillip’s 50th wedding anniversary in 2002. Originally planted with a mix of native broadleaves and conifers, in more recent years, enrichment planting has occurred to further enhance the trees growing here.

This property is being offered to the market in 1 or 2 lots. Lot 1 is approximately 5 acres and consists of a lovely mix of Scots pine, oak, cherry, holly, hazel and hawthorn and a few ash. Lot 2 is approximately 2.7 acres and consists of broadly the same tree species, with Leylandii in place of the Scots pine. A low agricultural fence surrounds the main wooded areas of each lot,  installed when the trees were first planted to protect them from grazing animals. This fence is now broadly redundant although it does provide a degree of security if future owners want to let animals or young children run wild. There is a main gate for the use of both lots, and the fenced areas each have their own gate. A stone wall from when the woodlands were agricultural fields separates each lot and a public footpath runs alongside it (although is rarely used).  About halfway along the wall is a memorial stone in recognition of the woodland planting in 2002.

Lot 1 has the greater density of trees and has been more widely used by previous owners as a place for target practice (air rifle) and friendly games of paintball, hence why there are old cable drums in strategic places. As the woodland slopes gently to the southwest, this corner, where the Scots pines are thickest, is the quietest place and has lovely views over agricultural fields and in the distance the outskirts of Blackburn.

Lot 2 has benefitted from some very recent works to dredge the wetland area to create a more formal source fed pond.  This area will take some time to green up but once settled would be a greatly attractive feature. The rest of the woodland has been left untouched in recent years, and the open field around the pond could be used for all manner of reasons.

In summary, Heights Wood presents the opportunity to own woodland with a range of characteristics and potential for future use, from medium to long term commercial management, conservation, amenity or to create a smallholding (with appropriate consents).


If It Were Mine

Both woodlands would benefit from minor tree management and scrub control. In lot 2 I would look to add to the enrichment planting by adding a variety of species to further enhance the existing trees and especially in and around the pond, I would look to plant some trees or shrubs that would suit this riparian area, such as weeping willow.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.


Directions & Access

  • Heading eastbound from the M6 on the M65, exit at junction 6.
  • At the roundabout, take the 2nd exit for the A6119, direction Ring Road.
  • Drive along the ring road for approximately 1 mile until you reach a set of traffic lights with a road sign immediately before the traffic lights with a right hand turn signposted for Great Harwood and Whalley.
  • Turn right here onto Whalley Old Road.
  • Drive along this road, through the residential area, for approximately 1 mile, at this point the road will start climbing more sharply up and on the left are signs for a water reservoir.
  • The south western edge of Lot 1 is on the left hand side at the top of the hill. Shortly afterwards you should see the Woodland for Sale sign at the entrance to the woodland (point A on the plan).
  • There is an area in front of the gate that should be possible to pull off the road to visit the woodland, otherwise please find a safe place to park your car.
  • Please use the public gate to the left of the main vehicle gate (sorry we do not provide keys for viewings).
  • Lot 1 is to the left of the stone wall and Lot 2 is on the right. 

Boundaries

Lot 1

  • The southwest boundary is the second agricultural fence.
  • The southeast boundary is the stone wall adjacent to the main road.
  • The northeast boundary is the stone wall.
  • The northwest boundary is the outside edge of the small stream.

Lot 2

  • The northeast boundary is the stone wall adjacent to the main road.
  • The northwest boundary is the outside edge of the small stream.
  • The southwest boundary is the stone wall.

Sporting Rights

The sporting rights are owned and included in the sale. They are not let.


Mineral Rights

The mineral rights are excluded from the sale.


Rights Of Way

  • There is a public right of way that runs along Lot 1 (AC on the plan).
  • If bought separately, Lot 2 will benefit from a right of way at all times and for all purposes over the route AB and a maintenance clause will cover the shared rights of way with liability according to use.
  • There is a right of access along AC for the benefit of Middle Mickle Hey Farm to the north (although the farm has never used the right of way).

Fencing Liabilities

  • The woodland owner is responsible for maintaining all boundaries on the outside edge of the property (not to be confused with the internal fence immediately surrounding the trees).
