Maturing larch in a gated woodland with good hard track access.
Dean Park Wood lies on level ground within a larger gated woodland just outside Northumberland National Park, midway between Morpeth and Rothbury. This private location is just 5 miles from the A1, giving easy access to Newcastle which is some 40 minutes to the south.
The wood is primarily composed of maturing larch which regenerated after the clearance of the previous conifer crop. The result is woodland of varying density from open patches on the west side to dense thicket. There is a small stand of birch in the north corner, while hawthorn and hazel are lightly scattered in the shrub layer. You will also find the occasional spruce.
The wood is well served by a recently constructed hard track off which there is a private parking spur and a couple of unsurfaced rides for internal access. There is also an unsurfaced track serving the south side - useful for timber extraction.
Dean Park Wood and the adjacent woodland are a haven for wildlife with songsters, bats, hares, roe deer and much besides.
If It Were Mine
The first job would be to re-space the denser stands of larch to enable the best stems to grow on. I’d also consider felling a few small coupes within and re-planting with a range of broadleaves to diversify the habitat.
If energy allowed I’d also control the bracken areas on the west side of the wood – this would also then provide a spot for camping.

Residential Planning Permission
You are extremely unlikely to get residential planning permission for this woodland.
Directions & Access
- Longhorsley lies 6 miles northwest of Morpeth on the A 697.
- Leave Longhorsley heading west on West Road.
- After 1¼ miles turn right, where the road take a sharp left hand bend (by the entrance to Forget-Me-Not Country Park).
- Continue north on this road for a further 1¼ miles until you cross a ford (usually dry).
- The access to the wood is via the second gateway on your left after the ford - a distance of about ¼ mile (X on the plan).
- Please park safely nearby and clear of all farm gateways.
- Climb the field gate (X) and follow the stone track to the woodland entrance gate (A) (sorry, but we do not give out keys for viewing).
- Climb the gate and follow the track to your left for about 150 metres until you see a line of blue-topped posts to your right (B).
- Dean Park Wood is on your right after this point.
- The northeast boundary (BC) is the north side of the hard track.
- The southeast boundary (CD) is the northwest side of the unsurfaced track indicated by blue-topped posts.
- The south boundary (DE) is the south side of the unsurfaced track indicated by red-topped posts.
- The northwest boundary (BE) is indicted by blue-topped posts.
The sporting rights are owned and included in the sale. They are not let.
The mineral rights are owned and included in the sale except as reserved by statute.
Rights Of Way
- There is a right of access at all times for all purposes over the routes XAB and AFE.
- A right of access is reserved to others over the route BC and for timber extraction only over DE.
- A shared maintenance clause covers all shared rights of way with liability according to use.
- There are no public rights of way within the wood.
There are no fencincing liabilities.
There are some historic Restrictive Covenants. In summary these include that an owner shall not:
- create a nuisance to the neighbours
- use the property for motor racing
- use the property as a commercial campsite
- damage or obstruct any shared tracks
- dispose of part or parts only of the property
