A recently upgraded stone track allows year-round access to enjoy this beautiful deciduous woodland even in the wettest weather. Cotton Wood has an undulating topography, resulting in both flat and gently sloping areas. A little stream that runs year-round flows along the northern boundary, and whilst it is not big enough to support any fish life it will certainly attract other wildlife to the area.
On the subject of wildlife, the woodland is alive with birdsong and the rustle of animals amongst the leaves. A frequent visitor is the grey squirrel that can be seen and heard scampering among the treetops looking for acorns or beech nuts. Deer are believed to be in the woodland but are rarely seen due to their timid and shy nature.
The predominance of bramble in the woodland offers a potential habitat for dormice. A careful observer might be able to find the tell-tale signs of nibbled hazel nuts in the summer periods.
Cotton Wood is mostly made up of ash and sycamore trees but also includes the odd oak and beech tree, the occasional hazel and hawthorn tree and even a lone Scots pine. All in all it is a very mixed woodland.
In summary, Cotton Wood is a delightful prospect for someone looking for a woodland to manage, encourage the wildlife and biodiversity or for somewhere to get away from the world (or even all three!).
If It Were Mine
I would begin by clearing some of the saplings and suppressed trees to create space in the canopy to encourage light to reach the woodland floor. This would help increase the diversity of the ground vegetation (I suspect bluebells would grow if given enough light and opportunity!). Clearing some space either side of the stream would also serve to encourage some specific riparian plants too and I would be excited to find out what pops up.

Residential Planning Permission
You are extremely unlikely to get residential planning permission for this woodland.
Directions & Access
- Head east out of Goldthorpe along the A635 towards the A1/M1 for approximately 1.5 miles.
- When you reach the village of Hickleton, turn right immediately after St Wilfrid’s Church onto Hickleton Road.
- Drive south along Hickleton Road towards Barnburgh for approximately 1 mile until you reach a double metal gate on the right hand side (point X on the plan below).
- Drive through this gate (please close it afterwards).
- Continue down the hard farm track until you reach a second metal gate at the entrance to the woodland where there is a Woods4Sale sign (point A).
- Park in front of the gate and continue on foot (sorry, we do not provide keys for viewing).
- Climb the gate and walk down the stone track for approximately 300 metres until you reach a fork in the road (point B).
- Take the right-hand fork and walk along this track, without deviation, for approximately 600 metres, eventually passing over a culvert crossing a stream as you bear round a sharp left hand corner, keep walking along the track until you find wooden posts marked with blue paint (point C), this is the entrance to Cotton Wood.
- The eastern boundary is the agricultural fence with fields beyond.
- The southern boundary is in part indicated by blue paint on trees and posts and indicated by pink paint on trees and posts.
- The western boundary is indicated by green posts on trees and posts.
- The north boundary is indicated by an agricultural fence with a field beyond.
The sporting rights are owned and included in the sale. They are not let.
The mineral rights are owned and included in the sale except as reserved by statute.
Rights Of Way
- There are no public rights of way within the woodland.
- A shared maintenance clause covers all the rights of way with liability according to use.
- There is a right of way granted at all times and for all purposes over the route XABC.
- A right of way is reserved over the route CD for the benefit of the land beyond.
There are no known fencing obligations.
