Description

Coquet Wood lies on the northwest edge of a larger gated woodland just outside Northumberland National Park, midway between Morpeth and Rothbury. The A1 is 5 miles away giving easy access to Newcastle which is some 40 minutes to the south.

Occupying a very gentle north-easterly slope, Coquet Wood has a superb position benefitting from open views over rolling farmland to one side and mixed woodland to the other.

The wood is fringed by gorgeous full-canopy oaks on the field edge and by thicket-stage larch on the track-side, both of which provide good shelter to the heart of the property. The conifer crop in the centre of the wood was felled about 15 years ago and was restocked in Dec 2020 with mixed native broadleaves including oak, birch, rowan and cherry plus a scattering of hawthorn and dog rose. One or two small groups of Scots pine and Douglas fir were also planted for winter colour. The bracken was treated in summer 2020 and regrowth going forward should be significantly reduced, thereby helping the young trees to establish.

The wider woodland is awash with birds and mammals that appreciate the tranquillity of this place. Roe deer, badgers, foxes and red squirrels are present along with woodpeckers, buzzards and a variety of woodland songsters. As the young trees mature they will provide an increasingly rich habitat for the local residents.

A recently-upgraded track suitable for 2WD vehicles connects with a spur for in-wood parking on the southeast side.

Coquet offers the new owner a really attractive slice of pristine Northumberland and is one of the final parcels to be offered from this popular location.


If It Were Mine

The young trees will need to be maintained by annual weeding for 2-3 years. Tall stakes will enable top nets to be added easily if any trees are affected by deer browsing. The tubes should be removed and recycled at about year five.

I would also re-space the larch to prevent them from becoming too drawn and ‘whippy’.

Above all this is a wood to enjoy. The grassy glades beneath the oaks offer a superb location for BBQs and nights under canvas (something which I did when surveying the wood – absolutely lovely!).

You are extremely unlikely to get residential planning permission for this woodland.


Directions & Access

  • Longhorsley lies 6 miles northwest of Morpeth on the A 697.
  • Leave Longhorsley heading west on West Road.
  • After 1¼ miles turn right, where the road take a sharp left hand bend (by the entrance to Forget-Me-Not Country Park).
  • Continue north on this road for a further 1¼ miles until you cross a ford (usually dry).
  • The access to the wood is via the second gateway on your left after the ford - a distance of about ¼ mile (X on the plan).
  • Please park safely nearby and clear of all farm gateways.
  • Climb the field gate (X) and follow the stone track along the field edge for 350 metres to double field gates leading into woodland (A).
  • Enter the wood and follow the stone track straight ahead of you for 100 metres until you see orange-topped posts to your right (B).
  • Coquet Wood is on your right after this point.
  • Sorry, but we do not give out keys for viewing.
  • Please ensure all gates are left closed.

Boundaries

  • The northwest boundary (DE) is the field-edge fence.
  • The northeast boundary (BE) is a line of orange-topped posts in a ride between the young trees.
  • The southeast boundary (BC) is the southeast side of the hard track.
  • The southwest boundary (CD) is a line of blue-topped posts in a ride between the young trees.

The sporting rights are owned and included in the sale. They are not let.

The mineral rights are owned and included in the sale except as reserved by statute.


Rights Of Way

  • There is a right of way at all times for all purposes over the route XAB.
  • A right of way is reserved to others over the route BC.
  • A maintenance clause covers all the shared rights of way with liability according to use.

Other Liabilities

The young trees in tubes are part of a re-stocking obligation and must be maintained by the incoming owner until the trees are established and retained for a minimum of 20 years. There are approximately 500 tubes in Coquet.
