Description

As its name implies Crossway Copse occupies the junction of former wagon-ways which supplied the historic limekiln below. It lies on north-facing ground with broad views over the North Tyne Valley. The A69 is 10 minutes to the south giving easy access east and west to Newcastle and Carlisle, both of which are about 40 minutes by car.

Hadrian’s Wall lies a short distance uphill to the south, and a number of attractive villages offer local facilities nearby. The regional centre of Hexham is about 15 minutes away.

The topography of this wood is punctuated by the routes of the old wagon-ways which carried ore to the limekiln. The bustle of industry is now replaced by green tranquillity. The wood is primarily stocked with mid-rotation ash and Norway spruce, supplemented by the occasional cherry and elm. There is a light scattering of hazel, elder and hawthorn in the shrub layer. Open fields surround the wood and there are broad views to the wider Northumbrian countryside beyond.

An excellent upgraded stone track leads to a private parking spur within the wood, above which is a levelled camping area. Above the ‘crossway’ there is a pond fed by a small stream. The small triangle of woodland to the east of the sale area is untitled – consideration could be given to applying for possessory title.

This entry-level wood offers a wealth of interest with silviculture opportunities, quiet amenity and an intriguing industrial past.


If It Were Mine

The ash and spruce would both benefit from thinning, and the level camping area above the parking spur needs to be strimmed to maintain a sward. The small pond shrinks in dry weather so I would consider lining it to maintain the water level and then clear peripheral trees to enhance light levels and amenity.

You are extremely unlikely to get residential planning permission for this woodland.


Directions & Access

  • From the A69, ¾ mile west of Hexham turn north onto the A6079 signed for Acomb and Chollerford.
  • Continue on this road for 3¼ miles to a crossroads.
  • Go straight over the crossroads and drive for a further 0.6 mile.
  • The entrance to the wood is a timber gate on your right (A on the plan) immediately before a stone parapet bridge.
  • Please park near the entrance gate, keeping access to the wood clear.
  • Walk up the hard track past the old limekiln and then bend right up the hill for a further 100 metres to enter Crossways Copse at J (marked by red-topped posts to left and right).

Boundaries

  • The north boundary (BC) is the field edge fence.
  • The northeast boundary adjacent to the untitled area (CD) is unmarked.
  • The east boundary (DE) is the field edge fence.
  • The short southeast boundary (E) is marked by white-topped posts.
  • The southwest boundary (EH) is the field edge fence, apart from the intermediate length (FG) which lies southwest of the small stream.

The sporting rights are included. They are not let.

The mineral rights are reserved to another party.


Rights Of Way

  • A full right of access for all purposes at all times is granted over the route AJ on the plan.
  • A right of access is reserved to neighbouring properties over the route JE.
  • Maintenance of all tracks is according to use.
  • There are no public rights of way within the wood.
