Despite its name, Fowlers Hill Wood occupies a level lowland site. It sits adjacent to the A6 in an edge-of-village location with pleasant open views over surrounding farmland. It is conveniently located, being close to the M6 motorway and only 30 minutes by car from the coastal resort of Blackpool.
A superb feature of this property is the level and free-draining paddock adjoining the woodland to the northwest. The paddock is fenced, and although not actively managed for a while, offers excellent opportunities for grazing or horticultural purposes.
The woodland is dominated by a mosaic of Scots pine, silver birch and sycamore with occasional ash, elder and beech. The eastern fringe also supports some notable poplar stems of considerable size. The forest floor is level and clean, offering easy access on foot to all areas.
The current owners have made some worthwhile improvements to Fowlers Hill Wood. This includes installing a new fence with access gates along the internal footpath boundary and in particular, the addition of a well-made assault course!

You are extremely unlikely to get residential planning permission for this woodland.
Directions & Access
- From Garstang and Cabus (a village at its northern end) head north on the A6.
- As you leave Cabus, Fowlers Hill Wood is clearly visible 200 metres ahead, immediately adjacent to the A6 on the left side.
- Pull in and park in the old A6 lay-by. The north entrance to the wood is 50 metres down Fowler Hill Lane on the left hand side via an unlocked pedestrian gate.
- The north boundary is the hedge and fence adjacent to Fowler Hill Lane.
- The west boundary is the field edge fence.
- The south boundary is the field edge fence.
- The east boundary is the hedge adjacent to the A6, and the old A6 lay-by.
- The paddock boundaries are marked by an agricultural fence.
The sporting rights are included and not let.
The mineral rights are not included.
Rights Of Way
There is a public bridleway on the east side of the wood (AB on the plan).
There is an obligation on the owner to maintain boundary fences and hedges in stock-proof condition.
Tree Preservation Order
The entire wood is the subject of a Tree Preservation Order (TPO). A TPO does not prevent felling or other woodland management but does require the appropriate consent from the Local Planning Authority.
The woodland is subject to a 50% claw-back of uplift value resulting from any change of use.
