This delightful crescent-shaped riverside wood wraps around a wide bend of the River Dee. The famous Froncysyllte Aqueduct which carries the Llangollen Canal over the river is a short distance upstream. Llangollen (part of a UNESCO World Heritage Site) is five miles to the west, and the county town of Wrexham is eight miles to the north.

The wood is tucked below an escarpment and as you descend its leafy depths little can be heard but birdsong, rippling water and the sound of leaves in the wind. The wood has a bright west-facing aspect overlooking its own wooded island midstream and beyond to open fields. Please note that there is 33 foot wide strip under separate ownership between Coed Gelli and the river, but across which there is a Right of Access by Necessity to the island. The island area varies with river flow but is mapped at just over 0.9 acre. It is a Site of Special Scientific Interest (SSSI).

Designated as a ‘Plantation on an Ancient Woodland Site’ (PAWS), the wider wood supports a mosaic of long-established hardwoods such as oak, beech, elm, ash, cherry, sycamore and willow. Supplementary planting in the 1950s introduced a number of conifers including pine, larch and Douglas fir, many of which are now approaching maturity and are of good form.

The wood is in production phase with a good range of mature and maturing stems. Until a few years ago the vendor actively managed the stands to produce charcoal, firewood and mill-wood, the latter being processed in the large artisanal sawmill shed that was constructed entirely from stems grown in Coed Gelli. This structure appears to be in good repair and just needs some vegetation clearance to restore it to gainful use.

Wildlife abounds here. The vendor reports that kingfishers, herons and the occasional otter inhabit this stretch of the river, while the surrounding woods support a wide variety of songsters.

Access is taken directly off the public road onto an area of hard-standing. From here a well-found stone track descends towards the river and sawmill shed. A second track runs along the upper east boundary giving access to the southern section of the wood.

There are two leases attaching to Coed Gelli. The majority is covered by a 999 year lease dating from 1949. A second of 983 years from 1965 covers the access and track on the east boundary. Both leases expire on the same date in 2948.

If It Were Mine

There is so much potential here. There’s plenty of productive timber, so the old sawmill shed could be resurrected with a small portable sawmill or used as a woodland store and base for recreational use.

With its direct access to the river, the island promises an abundance of recreational possibilities.

Adventure, silviculture, conservation projects and quiet enjoyment all await - take your pick!

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

Note: Due to a road closure the wood currently cannot be accessed from Newbridge and can only be reached from the south via Pentre:

  • Head east out of Llangollen on the A5 to Froncysyllte.
  • After a further 0.8 mile turn left on the B5605 signed for Newbridge.
  • The entrance to the wood is a steel barrier ¾ mile up this road on your left (point B on the plan) opposite the entrance to Pen y Bont landfill site (which was capped and closed in 2014).
  • Please park clear of all entrance-ways and enter the wood on foot via the locked steel barrier.


  • The northeast boundary (AB) is the roadside wall.
  • The southeast and south boundaries (BCD) are field-edge stock fences.
  • The west boundary (DEF) is (for the larger part) 33 feet back from the riverbank, widening somewhat towards the south end of the wood.
  • The short north boundary (AF) is a woodland fence.
  • The boundary between lots 1 and 2 is the southeast side of the track (BE).

Sporting Rights

  • The sporting rights are retained by the freeholder but the leaseholder has concurrent rights to control black game (including deer, rabbit and grey squirrel).
  • There are no fishing rights. An incoming purchaser could explore membership of the Prince Albert Angling Society which leases the adjacent water on the River Dee.

Mineral Rights

The mineral rights are reserved to the landlord (as prescribed in the 1949 lease).

Rights Of Way

  • There are no public rights of way inside this wood.
  • Access is taken directly off the B5605.
  • A right of access has been granted to the Prince Albert Angling Society over the route BE.
  • A right of access will be granted to lot 2 across the entranceway into lot 1, with maintenance according to use.

Fencing Liabilities

There is an obligation to maintain the field edge stock fence on the southeast side of the wood.
