These notes are intended as a guide. To the best of our knowledge the details therein are correct, but intending purchasers must satisfy themselves in respect of these matters.
The only known minerals retention attaches to Burley Hill Quarry which lies to the east of the larger woodland area surrounding Coed Pant-du (known as Big Covert).
Burley Hill Quarry was fully de-commissioned some years ago by site operators Tarmac Ltd. There is no commercial plant remaining on the site.
Documents from Denbighshire County Council show that Burley Hill Quarry only has a licence to operate until 2021 and that, only within the curtilage of the existing quarry. After 2021 the quarry has to be fully remediated and landscaped in compliance with an agreed landscaping strategy and specifications.
Discussions with Planning Officers in 2014 suggested it was extremely unlikely that consent would be granted to quarry the land under Coed Pant-du, especially given that it is in a designated ‘Area of Outstanding Natural Beauty’.
