Description

Rake Wood is a mature oak, ash and sycamore woodland in a secluded section of a wider area known as Sprink Wood, set on the eastern part of the Derbyshire Dales. Carsington Water where the Kugel stone can be found, is a very short distance west and to the east is the market town of Matlock.

This woodland is full of a variety of flora and fauna. Deer tracks are found throughout the woodland, believed to belong to roe and muntjac.  Signs of grey squirrels and badgers confirm that they are active in the area. Wild grasses and bracken can be found throughout, while bluebells and wild garlic add a touch of colour in the spring months.

The topography of the woodland is mostly south easterly facing and undulating but with plenty of flat areas. The eastern boundary is the edge of the woodland with farmland beyond. Where sunlight breaks through the canopy, bracken is often quick to populate the ground, but with a bit of clearance this could be an ideal place to pitch a tent or erect a shelter.

Access is along a recently repaired stone track and should allow year-round access to the woodland in most vehicles. Rake presents a fantastic, secluded location, perfect for all sorts of woodland activities.

A Foresty Commission Felling Licence is in place, but the majority of the timber related to this licence has already been felled and therefore if any further extraction is planned, a new licence would be required, or felling carried out in line with the 5m³ per calendar quarter rule.


If It Were Mine

This would be the perfect location for both honing my bushcraft skills and letting the kids run wild.

I would clear a track into the woodland and select a spot to set up a makeshift camp, perhaps along the boundary to the east – making the most of the beautiful views of the rolling Derbyshire hills.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this woodland.


Directions & Access

  • Head west out of Wirksworth along the West End which turns into Hopton Lane.
  • Drive along this road for approximately 1 mile.
  • When you reach a junction, turn left on the B5036.
  • Drive for 200 yards along this road and take the first left along Stainsbro Lane, signposted for Callow and Kirk Ireton.
  • Drive for half a mile down this road until you see a Woods4Sale sign on the left-hand side (point A on the plan below).
  • Please park in front of the gate but do not block it.
  • Please climb the gate or walk around the fence to the right-hand side and continue down the stone track on foot.
  • Walk down the stone track until you reach its end and you see a turning circle and a large oak tree in the middle, walk to the right of the oak tree and directly behind it is a line of white posts. The right of way and access to the woodland is between the oak tree and the first white post (point B).
  • Please be aware that there is a long walk in to reach the woodland over reasonably rough ground. Unfortunately for safety and security reasons, we cannot allow vehicle access for viewing purposes.

Boundaries

  • The eastern and northern boundaries are made up of the fence line adjacent to the field.
  • The western boundary is indicated by yellow paint on trees and posts
  • The southern boundary is indicated by white paint on trees and posts.

The sporting rights are owned and included in the sale. They are not let.

The mineral rights are owned and included in the sale except as reserved by statute.

  • There is a right of way at all times and for all purposes over the route AB.
