Blacks Wood is part of a larger mixed-species woodland planted in 1999 under the National Forest Tender Scheme. It was a worthy winner of the Silva Award in 2019 and also scooped the National Forest Woodland of the Year in 2021.

The wood lies on level ground on the western fringe of a larger gated property in a rural location. The surrounding countryside and villages present a real vision of Olde Englande, yet Birmingham city centre is under an hour by car.

The wood was planted with a wide mix of species - a welcome feature in the face of a changing climate. It has been studiously maintained since and is a model of farm woodland creation. Most of the planting is composed of native broadleaves including oak, ash, birch, wild cherry, field maple and whitebeam along with some minor species such as rowan, black polar and aspen. There are some notable stand-alone poplars near the northwest corner and also a showing of native woody shrubs like hawthorn, hazel, holly, elder and dog rose through the wood.

Thanks to the innate fertility of the site the woods have grown vigorously and many of the areas are ready for re-spacing which should yield a good supply of firewood. A thinning licence is in place and is valid until September 2025.

Blacks Wood is accessed by a newly built stone track which terminates in a private parking spur at the east corner of the wood. This in turn links with broad grassy rides which encircle the wood. The rides are car accessible in dry weather and provide excellent access for future management as well being an attractive locus for quiet recreation.

Birdsong is almost ever-present, and the mew of buzzards is often heard overhead, while muntjac and roe deer graze in the glades below. This bright and airy young woodland offers real amenity for the recreational forester along with silvicultural interest for those motivated to shape its future development both for conservation and timber production.

If It Were Mine

My first job would be to remove the few remaining tree tubes. I would then tackle the ash stems (which would at least provide some excellent wood fuel) followed by a respacing programme across the wood.

Ongoing management of the grass area and rides will maintain the high amenity of Blacks Wood.

The glade area is self-evidently a wonderful locus for camping, BBQs and quiet enjoyment.

You are extremely unlikely to get residential planning permission for this woodland.

Directions & Access

  • From J11 of the M42 head north on the A444 for 2.1 miles, then fork left onto Gorsey Lane (signed for Netherseal and Lullington).
  • After 0.7 mile turn right onto Gunby Hill then first left onto Grangewood Road.
  • Continue for 0.7 mile to its end, then turn left at the T junction.
  • Continue west for 1.0 mile until you see a Woods4Sale sign by a metal field gate on your right (point A on the plan).
  • Please park clear of all gateways and enter the woodland via the pedestrian entrance to the left of the field gate (A).
  • Walk up the track for 60 metres then take the first turn to your left (B).
  • Continue for about 50 metres to the track’s end to enter Blacks Wood at C.


  • The west boundary (DE) is the roadside hedge.
  • The northeast boundary (CE) is the field edge hedge.
  • The south boundary (CD) is marked by blue-topped posts within a broad grassy ride.

Sporting Rights

The sporting rights are owned and included in the sale. They are not let.

Mineral Rights

The mineral rights are excluded from the sale.

Rights Of Way

  • There is a right of access for all purposes at all times over the route ABC.
  • A maintenance clause covers all the shared rights of way with liability according to use.
  • A management agreement allowing pedestrian access in Blacks Wood and the wider woodland expires in June 2028.

Fencing Liabilities

There are no known fencing liabilities.

Other Liabilities

An overage (clawback) agreement exists until 2047 whereby 25% of the increase in the value of the land attributable to securing certain types of planning permission is payable to a previous owner.

Contracts & Grants

Blacks Wood and the wider woodland were established under a grant-aided contract which expires in June 2028. Payments have ended but there are ongoing obligations to maintain the woodland in line with the contract, a copy of which is available from the agent on request.
