The supply to other paddocks to the south and west begins with Wren Paddock and is subject to direct covenants to pay for the water consumed and in relation to repair and maintenance and the new owners of Wren are expected to maintain the water account.

The grass sward was sown with a quality equine seed mix and is growing well. Further grazing or mowing will make a huge difference to the density of the grass (via the process called tillering). Set on fertile, sandy, extremely free draining soils, this field is likely to stand up well in the winter months.

Access to the paddock is off Wood's Lane, along a short section of stoned woodland track leading to the entrance gate on the southern boundary. A stream runs along the eastern boundary, just outside the fenced area.


If It Were Mine

I would certainly look to repair or replace the dilapidated shed in the corner of the field as this would make a lovely stable for a horse or two.

I would use the local area to my advantage and go on some lovely hacks with Wren Paddock as my starting point.

Residential Planning Permission

You are extremely unlikely to get residential planning permission for this paddock.


Directions & Access

  • From Northwich, head south on the A533 until you reach the A566, turn right heading west towards Chester.
  • After approximately 4 miles you will reach a crossroads with traffic lights and a petrol station on the right hand side.
  • Turn right onto the A49 (Forest Road) heading north towards Weaverham.
  • Drive for less than a mile until you reach a crossroads (the White Barn pub is on the right).
  • Turn left, signposted Norley and Delamere road.
  • After a 1 mile turn right into Wood’s Lane (there is a small triangular patch of grass adjacent to the turning).
  • Drive for a further 200 metres until you arrive at a metal gate on the left-hand side (point A on the plan below).
  • The entrance to the paddock is through the woodland.
  • Please park taking care to keep clear of the gate – there is a small area opposite the main entrance that may be an ideal spot to park the car when visiting the paddock, climb the gate and continue into the woodland on foot (sorry we do not provide keys for viewing purposes).
  • Walk down the stone track for approximately 50 metres (point B), turn right and walk up the short section of track to the gate into the paddock (point C).

Boundaries

  • The north and west boundary is the field boundary immediately beyond the fenceline.
  • The southern boundary is the woodland edge.
  • The eastern boundary is the inside edge of the road, approximately 2 metres from the tarmac.

Sporting Rights

 The sporting rights are owned and included in the sale. They are not let.


Mineral Rights

The mineral rights are owned and included in the sale except as reserved by statute.


Rights Of Way

  • There are no public rights of way within the paddock.
  • There is a right of way granted at all times and for all purposes over the route ABC.
  • A maintenance clause covers all the shared rights of way with liability according to use.

Fencing Liabilities

There is only one small area of fencing in the south west corner where it borders on to the adjacent paddock (Clover Paddock) where there is shared maintenance liability.


Third Party Rights

An overage (clawback) agreement exists until December 2049, whereby 30% of the increase in the value of the land attributable to securing certain types of planning permission is payable to a previous owner, these types include;

  1. Residential and/or;
  2. Industrial and/or;
  3. Commercial buildings (being offices, shops, restaurants and cafes) and/or
  4. Storage except for a Permitted Development
