Description

A rare opportunity to buy some high quality, private grazing land in the rolling Cheshire countryside, situated in an idyllic and secluded location between the villages of Norley and Cuddington and not far from Delamere Forest. Wren Paddock is ideal for anyone seeking their own private land to home their horse or pony in a fenced paddock with a private steel gate at the entrance. Superbly located within reach of any number of towns and villages this is an ideal location from which to explore the local countryside.

The paddock has a large dilapidated shed in the north corner that could either be repaired or replaced by a new building or stable.

Water has been brought into the field feeding a small trough found in the southwest corner. The water trough is mains fed and water usage will be chargeable at the current water charge via a sub-meter. The supply to other paddocks to the south and west begins with Wren Paddock and is subject to direct covenants to pay for the water consumed and in relation to repair and maintenance and the new owners of Wren are expected to maintain the water account.

The grass sward was sown with a quality equine seed mix and is growing well. Further grazing or mowing will make a huge difference to the density of the grass (via the process called tillering). Set on fertile, sandy, extremely free draining soils, this field is likely to stand up well in the winter months.

Access to the paddock is off Wood's Lane, along a short section of stoned woodland track leading to the entrance gate on the southern boundary. A stream runs along the eastern boundary, just outside the fenced area.

If It Were Mine

I would certainly look to repair or replace the dilapidated shed in the corner of the field as this would make a lovely stable for a horse or two.

I would use the local area to my advantage and go on some lovely hacks with Wren Paddock as my starting point.

Please remember some management operations require approval and/or planning permission.
