Description
Nin Wood is the perfect size for those wishing to make their first woodland purchase, or a seasoned owner looking for a new addition to existing holdings. The woodland sits within a wider area which is classed as Ancient Semi Natural Woodland (ASNW) and was designated as a Site of Special Scientific Interest (SSSI) in the mid to late 1980s, owing to a number of unusual and rare plants that were found growing elsewhere in the wider woodland. Neither of these classifications should interrupt conservation weighted activities in the woodland but they do show that the woodlands are full of history and rich with biodiversity.
The woodland consists of mostly mature ash and oak trees which, not having been managed for a number of years, would benefit from a thinning operation (felling 20-30% of the trees), and will result in a good supply of timber. Ash dieback has sadly hit this woodland but there are plenty of specimens that are not badly affected so these could perhaps be grown on to see if they are resistant (following advice from the Forestry Commission). They are known to be the king of firewood, so if a new owner wishes to fell a few, this will feed the home fire for years to come.Under the canopy of the mature trees a fair amount of self-seeded ash saplings and clumps of hazel stools can be found. The occasional holly and hawthorn trees scattered throughout add to the diversity of species. In the northern section there is a small area of pure hawthorn that have wonderfully irregular stems. Ancient Woodland indicators such as honeysuckle, bramble, bluebells and dog’s mercury offer a beautiful array of colour to the woodland floor come spring!
A large, stoned stacking area dominates the southeast corner of the woodland - it is a little overgrown with grasses now due to inactivity, but was used decades ago when the woodland was harvested. Once cleared, this could be an invaluable space for new owners, whether simply for car parking, or as a space to site a small container (subject to the right type of planning permission) for tool and timber storage or any other myriad of ideas. Access to this area is along a shared and well stoned track and is perfectly accessible in most vehicles.
Wild animals are frequent visitors to the woodland, deer (muntjac and fallow), grey squirrels, foxes and badgers (no sett has been found in this Nin Wood, but there are plenty in the rest of the wider woodland) as well as the constant chatter and song of the local birdlife. The entire forested area has just under 3 years remaining on a 10-year management plan outlining, without obligation, the potential future management of the woodland that is in tune with the aspirations of the SSSI.
In summary, this is a lovely, quiet woodland that has been largely unmanaged in recent years.
If It Were Mine
I would initially look at clearing the stoned area to enable parking, I could perhaps go a little further and order a load of stone to replenish what’s already there. A steady amount of firewood could be removed without impacting the overall canopy structure, and this should certainly provide enough for a home log burner.
I might also be tempted to start keeping some beehives in the corner as the open space would easily allow this and then enjoy woodland honey for years to come.

You are extremely unlikely to get residential planning permission for this woodland.
Directions & Access
- Head east from Mansfield on the A617.
- Stay on the A617 (Kirklington Road) dual carriageway bypassing Rainworth.
- Go straight over the roundabout that meets the A614.
- After 4 miles turn left on to Eakring Lane.
- Follow the road for approximately 1.5 miles until you arrive at a carpark at the entrance to the forest, with a Woods4Sale sign on the gate (point A on the plan below).
- Park here and continue on foot (sorry, we do not provide keys for viewing).
- Continue walking for around 200 metres, until you reach a junction with a metal bar gate across the main track, access to a Woodland Trust property to the left and a timber gate down to the right (point B).
- Turn down to the timber gate, climb or walk around it and continue walking for around 100 metres until you reach a wooden post on the left with pink and white paint and a post with pink paint on the right.
- This is the start of the woodland to your right (point C).
Boundaries
- The western boundary is indicated by yellow paint on trees and posts.
- The eastern boundary is the outside edge of the track indicated by white paint on trees and posts (these may be set back from the track by a short distance).
- The southern boundary is indicated by blue paint on trees and posts.
- The northern boundary is indicated by pink paint on trees and posts.
Sporting Rights
- The sporting rights are owned and included in the sale. They are not let.
- There is a historic exception to this where a named person in the title document could enter the property to take fox, however we believe this is unlikely to be exercised.
Mineral Rights
- The mineral rights are owned and included in the sale except as reserved by statute.
